Sabal Pointe's homes are concrete-block construction built to current Florida code, most with impact windows and doors. Most are one-story plans with 3 or 4 bedrooms, 2 baths and about 1,670 to 2,050 square feet; a few two-story plans reach about 2,650 square feet with 5 bedrooms and 3 baths. D.R. Horton plan names seen on listings include the Cali, Aria, Galen, Delray and Hayden. None of the homes were built with a private pool, so a resale with an added pool or a lot with room for one is worth asking about.

Because the homes are so new, buyers usually see lower insurance costs than in older Jensen Beach neighborhoods, and some resales still carry part of the builder's warranty.

HOA, Amenities and Rules

Recent listings show HOA fees of about $280 to $290 a month, which cover lawn care, the common areas, the gate and the pool and cabana. MLS listings for Sabal Pointe show no CDD. Confirm the current fee with the association before closing.

• Parking: parking restrictions apply; boats, RVs and commercial vehicles are generally not allowed to be parked in view.
