Cedar Pointe at a Glance

The Villages

Cedar Pointe is not one big association. Each of its eight villages is its own condominium with its own board, budget, pool and clubhouse, and its own rules on pets, leasing and buyer approval. That is why two condos a few buildings apart can have different monthly fees and different rules.

Village 8, Village 7 and Village 6 see the most sales, but every village follows the same basic pattern of 1- and 2-bedroom condos around a shared pool and green space. When you look at a listing, check which village it is in first, because that tells you which fees and rules apply.

The Condos

Most units are 1- or 2-bedroom condos on the ground or second floor of concrete-block buildings, many with a screened or glassed-in Florida room. Laundry is usually in a shared room on each floor, often with a private storage closet, and parking is assigned. Many units have been updated with new kitchens, impact windows and newer air conditioners, and many are sold furnished.

Fees & Rules

Each village sets its own monthly condo fee. Listings commonly describe the fee as covering basic cable and internet, water and sewer, building and roof insurance, exterior maintenance and lawn care, which is why Cedar Pointe owners often have few other housing bills. Ask us for the current fee on the specific unit.

Pet and leasing rules also vary. Some villages allow one cat with approval and some allow no pets, and many do not allow leasing during the first one or two years of ownership. Buyer approval by the association is typical.

Financing a Cedar Pointe Condo

Cedar Pointe buyers use both cash and conventional condo loans. With a condo, the lender reviews the association as well as you: its budget, reserves, insurance and any litigation or special assessments. Some associations qualify for more loan programs than others.

The monthly condo fee counts in your debt-to-income ratio, but because it often covers insurance, water and cable, your other monthly costs can be lower. If you plan to finance, call AL before you make an offer so he can check whether the village's association fits the loan you want.
