Golden Gate is a no-HOA neighborhood in south Stuart, zip 34997, just south of SE Indian Street along SE Dixie Highway. It mixes single-family homes with duplexes, triplexes and small quadplexes on streets like SE Jefferson, Bonita, Fairmont, Garden, Clayton, Amherst and Iris, and most lots are about a quarter acre.
Buyers come here for three reasons: no HOA, room for a boat or RV, and a short drive to the Sandsprit Park boat ramps and the Manatee Pocket in Port Salerno. Investors come for the multi-family buildings. This page covers the homes, zoning, financing and what to check before you buy.

| Zoning | Varies by lot; some lots zoned multi-family (Golden Gate CRA) |
| Buyers | Mix of owner-occupants and investors, many paying cash |
Golden Gate is not a planned subdivision with matching models. It grew lot by lot, so one street can have a 1970s concrete-block ranch, a two-story duplex and a brand-new house side by side. Most single-family homes have 3 bedrooms and 2 baths, and many have carports or one-car garages rather than big attached garages.
Many Golden Gate sales are 2 to 4 unit buildings. Duplexes are the most common, often with two 2- or 3-bedroom units, separate meters and their own laundry hookups. That mix makes the neighborhood a good fit for house hackers who live in one unit and rent the other, and for investors building a small rental portfolio.
A few builders are also putting up new single-family homes on infill lots, so you can find new construction here without an HOA, which is rare in Stuart.

With no HOA, Golden Gate is one of the easier places in Stuart to keep a boat, trailer or RV at home. Many lots have wide side yards, double gates or concrete pads, and plenty of listings advertise room for "toys." Martin County code still sets the rules, so we check where and how a boat or RV can be parked on a specific lot before you write an offer.
Sandsprit Park, the county park with public boat ramps on the Manatee Pocket in Port Salerno, is a few minutes away. From the Pocket it is a short run to the St. Lucie Inlet, the Intracoastal and the ocean, and the Port Salerno waterfront has restaurants, marinas and fish houses. Golden Gate homes are not waterfront, but for a boater it is a practical, lower-cost alternative to paying for a dock.
Golden Gate is one of Martin County's Community Redevelopment Areas (CRAs). The CRA funds neighborhood projects such as street lighting, sidewalks and drainage along the Dixie Highway corridor, and it has its own land-use rules.
Zoning here changes lot by lot. Some lots are zoned for multi-family and some are single-family only, and a building being used as a duplex does not prove it is legally one. Before you buy, confirm with Martin County Growth Management:
Golden Gate draws many cash buyers because of investor activity. The rest financed, mostly with conventional loans, plus some FHA and VA.
If you plan to live in one unit, you can finance a 2 to 4 unit building with FHA, VA or conventional financing, and rent from the other units can help you qualify, depending on the program. Investors buying non-owner-occupied rentals usually use conventional investment or DSCR-style loans. Older roofs, electrical panels and unpermitted conversions can hold up an appraisal or insurance, so they are worth checking early. | Zoning and units | Confirm zoning and the legal unit count with Martin County |
|---|---|
| Permits | Check that additions, conversions and enclosed garages were permitted |
| Water and sewer | Many homes are on public water and sewer; some still use septic or an irrigation well |
| Roof and windows | Roof age drives insurance; impact windows and shutters help |
| Flood zone | Check the flood zone for the specific address |
| Tenants | For occupied rentals, review leases, deposits and rent rolls |

No. Golden Gate has no homeowners association, so there are no HOA fees and no HOA approval to buy, rent out a unit, paint or fence. Martin County codes and zoning still apply.
Often, yes. Many lots are about a quarter acre with fenced side or back yards, and a lot of listings advertise room for a boat, trailer or RV. With no HOA the limits come from Martin County code, so ask us to check where and how a boat or RV can be kept on a specific lot before you buy.
Sandsprit Park in Port Salerno, with its public boat ramps on the Manatee Pocket, is a few minutes' drive from most Golden Gate streets. From the Pocket it is a short run to the St. Lucie Inlet and the ocean.
Yes. Duplexes, triplexes and quadplexes make up a large share of Golden Gate sales. Zoning varies lot by lot, though, and some lots are zoned for multi-family while others are single-family only. Always confirm the zoning and the legal number of units with Martin County before you buy or plan to add units.

The CRA plans and funds neighborhood improvements such as street lighting, sidewalks and drainage, and CRA land-use rules can affect what you can build.
