Golf, River & Clubhouses

The 9-hole executive golf course runs through the community, and listings credit the Dye family with its design. Because golf is described as part of the condo fee, many residents play daily without paying separate club dues or greens fees.

The community also has two clubhouses, a heated pool, a fitness center, a library, billiards, card rooms, shuffleboard and bocce, plus a pavilion and barbecue areas. On the river side are fishing piers, a kayak launch and a boat landing, with the South Fork of the St. Lucie River leading toward downtown Stuart and the inlet.

The Condos

The condos are 1- and 2-bedroom units in low-rise buildings from the early 1970s, many overlooking a fairway, a lake or the river. Some units have water views. Many have screened balconies or porches, and many have been renovated with new kitchens, tile flooring, impact glass or shutters and newer air conditioning. A good share are sold furnished.

Fees & Rules

The monthly condo fee at MYCC covers more than most. Listings commonly describe it as including unlimited golf, cable and Wi-Fi, water, sewer, hot water, trash, building insurance, landscaping and exterior maintenance. Because of what it covers, the fee is higher than at some nearby 55+ communities, but owners often have few other monthly bills. Ask us for the current fee on the unit you are considering.

Listings describe no rentals during the first three years of ownership and then limited seasonal rentals, and some describe a no-pet rule and vehicle restrictions. Get the current rules from the association before you make an offer.

Financing

Buyers here use both cash and condo loans. Financing is possible, but with a condo loan the lender reviews the association as well as you, including its budget, reserves, insurance and any special assessments. The condo fee also counts in your debt-to-income ratio.
