Lyngate — Port St. Lucie, FL
Lyngate sits in the northern half of Port St. Lucie, in the 34983 zip code, built around Lyngate Park just off Prima Vista Boulevard. It is one of the City of Port St. Lucie's 32 official neighborhood focus areas and one of the more established parts of town — most of the housing here went up well before the western expansion, which shows in the lot sizes and the tree canopy.
What Homes Are Like in Lyngate
This is classic older Port St. Lucie: single-family homes on quarter-acre lots, a mix of concrete block and frame construction, and very little of it under a homeowners association. Buyers who want a yard, room for a boat or RV, and no monthly HOA payment tend to do well in this part of the city. The trade-off is age — roofs, windows, plumbing and electrical panels are worth close attention here, and insurance carriers will ask about all four.
Because Lyngate predates most of the city's master-planned development, you will not find gated entries, clubhouses or resort amenities. What you get instead is a park at the center of the neighborhood, short drives to almost everything, and a price point that is usually well below the western communities.
Location and Getting Around
Prima Vista Boulevard is the main artery, connecting east toward US-1 and the river and west toward I-95. That puts Fort Pierce, the Treasure Coast Square area and the beaches all within a reasonable drive. Lyngate Park itself has ball fields and open space and is one of the more used parks on this side of town.
What to Check Before You Buy Here
- Roof age and insurance. On homes of this vintage, the roof drives the insurance quote more than anything else. Get a quote before you are under contract, not after.
- Water and sewer. Parts of northern Port St. Lucie were on well and septic for years. Confirm what the specific address has and whether a city connection is required or available.
- Flood zone. It varies block to block across this part of the city. Always pull the flood determination for the exact parcel.
- Permit history. Older homes here often have additions, enclosures or sheds. Make sure what is there was permitted.
