No-HOA Homes for Sale in Port St. Lucie 34987

I will be direct: 34987 is the hardest zip code in Port St. Lucie to find a home without an HOA. This is the newest part of the city — Tradition, Riverland, Wylder, Southern Grove, PGA Verano and the other master-planned communities west of I-95 — and almost all of it was built with associations, and often with CDD assessments too. The listings on this page are the 34987 homes marked no HOA on the MLS, and there may be few or none on a given day.

Here is where genuine no-HOA properties in this zip come from, how to double-check a listing that claims no HOA, and where to look if what you really want is a newer house without dues.

Why No-HOA Homes Are Rare in 34987

The older parts of Port St. Lucie were platted lot by lot in the 1960s and 1970s with no associations. 34987 was not. Most of it was developed from the 2000s onward as large master-planned communities, and those communities were created with homeowners associations and, in many cases, Community Development Districts to fund roads, water management and amenities. When you buy a home there, the association and any CDD come with it.

That is not a criticism. Many buyers choose 34987 precisely for the amenities, new construction and uniform neighborhoods. It just means a no-HOA filter in this zip returns very little.

Where No-HOA Properties Do Exist

Rural acreageParts of the 34987 mailing area extend west into unincorporated St. Lucie County, including along Glades Cut-Off Road. Some of these are acreage homesites with agricultural zoning, private wells and septic systems, and no association.
Scattered exceptionsOccasionally a property in the zip is listed with no HOA for other reasons. Each one needs to be checked individually.

Rural acreage is a different kind of purchase from a city house. Unincorporated properties follow St. Lucie County rules rather than City of Port St. Lucie code, zoning determines what can be built and what animals are allowed, and well and septic replace city utilities. Financing depends on the property type, acreage and use, so call me before you fall for one.
