What Is Riverland Port St. Lucie?
Riverland is a master-planned community of about 4,000 acres in the 34987 zip code of Port St. Lucie, Florida. It used to be called "Riverland at Tradition," but it has grown so big that most people now just call it Riverland.
A few things set Riverland apart:
- All 55+: every neighborhood in Riverland is an active adult 55+ community.
- One builder: GL Homes is the only builder in Riverland, and they are still selling new homes there.
- Manned gate: the neighborhoods have a staffed security gate.
- No CDD: Riverland is the only big newer community in 34987 without a CDD. That means no extra Community Development District assessment on your property tax bill, which many other new communities in the area have.
The Five Valencia Neighborhoods in Riverland
GL Homes builds Riverland as a series of 55+ neighborhoods under the Valencia name. Today there are five, and each one has its own page with current listings:

Valencia Grove at Riverland
Valencia Grove homes were built from about 2021 to 2023 and range from about 1,750 to 3,300 square feet, from 2-bedroom Sandpiper models up to the large Charleston Grand. Riverland HOA Fees: What to Expect
Riverland HOA fees vary by neighborhood. They run from about $394 per month in Valencia Parc to about $505 per month in Valencia Walk (subject to change). The HOA in most Riverland homes covers:
- Common areas
- Grounds maintenance
- Irrigation
- Security
- Alarm monitoring
- Recreation facilities, including the clubhouse and amenities
Always confirm the current HOA fee for the exact home you are looking at.
Who Riverland Is Not a Good Fit For
Riverland is not for everyone. If you want a low HOA fee, Riverland is probably not the right community for you. You are paying for a lot of amenities and a manned gate, so if you will not use them, a community with a lower monthly fee may suit you better.
