Valencia Vista is the newest 55+ village at Riverland — announced by GL Homes in March 2026 and open for sales since that spring. It is the fifth Valencia neighborhood, it carries the largest clubhouse in the master plan at 54,000+ square feet, and nearly every floor plan is a redesigned version of the plans GL built in the earlier villages.

Valencia Vista at Riverland is a gated, age-restricted 55+ community and the newest phase of GL Homes’ 4,000-acre Riverland master plan in western Port St. Lucie. Sales opened in spring 2026 and the model grand opening followed in June; the builder reported more than 100 homes sold in the first six weeks, which tells you how thin new 55+ inventory has become in 34987.
What buyers are actually getting for the newest-village premium is a refreshed product. Most plans here carry a “II” designation — redesigned versions of the Parc and Walk plans — alongside four genuinely new floor plans and three new exterior elevations, including one with natural stone detailing. Standard features were moved up as well: 42-inch upper kitchen cabinetry, quartz countertops throughout, designer kitchen islands, upgraded lighting packages and oversized floor tile come in the base house rather than on the options list.
The other argument for Vista is timing. Buyers here get Riverland’s finished master amenities from day one — the Sports & Racquet Club, the Wellness & Fitness Center, the Arts & Culture Center and the Town Center Publix are all already open — while the village’s own 54,000+ sq. ft. Social Club, the largest at Riverland, is still being delivered. If you want a brand-new house in Riverland and you are comfortable with a build timeline, this is the village. If you want to walk a finished home and close in weeks, look at Valencia Walk or Valencia Grove instead.

Base pricing in Valencia Vista runs from $350,900 for the smallest Club Villa to roughly $902,900 for the largest Crown plan, before homesite premiums and options — GL Homes markets the village as the mid $300s to the $900s. Because the community opened in 2026, resale inventory is still thin; most transactions here are builder contracts. Listings on this page update every 3 minutes.
HOA dues run about $430 per month for single-family homes, with villas higher because the fee also covers roof reserves, exterior pressure washing and termite treatment. Dues generally include lawn care and irrigation, pest control, alarm monitoring, the manned gate and access to the Valencia Vista Social Club and all Riverland amenities. Fees are subject to change and villa-versus-single-family figures differ; ask for current numbers on the specific home and collection you are considering.
Valencia Vista is inside Riverland in western Port St. Lucie, with the sales and model center at 12320 SW Calm Pointe Ct. Hutchinson Island beaches are about 30 minutes east.
