Most Port St. Lucie golf communities work the other way round. At PGA Village, for example, you buy the home and then decide separately whether to join the club, which means golfers and non-golfers can live on the same street paying very different amounts each month.
Astor Creek bundles it. Every home comes with a golf membership, and the cost of the club is carried by every owner whether they play three times a week or never.
That is excellent value if golf is the reason you are moving here. It is an expensive amenity you are subsidising if it is not. There is no wrong answer, but there is a wrong fit, and it is worth being honest with yourself about which one you are before you write an offer.
What to ask for in writing: the current dues figure, what the membership covers (cart fees and trail fees are sometimes separate), whether there is a food and beverage minimum, and what happens to the membership when you sell. Kolter builds to current Florida codes, which in practice means impact glass, current wind-mitigation construction and a builder warranty — all three of which matter to your homeowners insurance premium here, sometimes by more than buyers expect.
Because this is new construction, the base price is the starting point rather than the number you close at. Lot premium, structural options and design centre selections sit on top. Ask for the full itemised figure early.
Register me on your first visit. Kolter, like most builders, requires your agent to be named on your first visit to the sales centre. If you tour alone first you can permanently lose the right to representation on that purchase, and the price does not drop by a cent in exchange.
