Port St. Lucie Ocean Access Homes for Sale

Ocean Access Homes for Sale in Port St. Lucie

Port St. Lucie is an inland city, but part of it sits on the North Fork of the St. Lucie River, and the river leads to the St. Lucie Inlet and the Atlantic. Homes on the river and on the saltwater canals that feed it are what local listings mean by “ocean access” — a small, specific slice of the city's housing.

The listings above are the Port St. Lucie homes currently marketed with ocean access. This page explains what that label should and should not mean, where these homes are, and how to search them by price.

What “Ocean Access” Means Here

Port St. Lucie has three kinds of water, and only one of them is ocean access:

Saltwater canals and river frontage Canals and lots that connect to the North Fork of the St. Lucie River, which flows toward the St. Lucie Inlet. This is ocean access.
Freshwater canals Drainage and water-management canals that run through much of the city, such as the C-24 and C-23 systems. Some are pleasant to live on and good for paddling, but most of their length is separated from the river by water-control structures and is not a route to the ocean. Only certain stretches near the river connect to it.
Lakes and ponds Community lakes in planned neighborhoods. Waterfront, but not navigable to the river.

Listings are sometimes loose with the term. If ocean access is the reason you are buying, verify the route for the specific address rather than relying on the description.

Where Ocean Access Homes Are

Most of the city's ocean access homes are on the east side, in 34952 and parts of 34984, along the North Fork and the canal systems off it. Community pages with more detail include:

Not every home in those neighborhoods is on the water, so use the feed on this page, which filters for ocean access listings.

Watch for listings labeled ocean access that are not. Some agents select the wrong waterfront description, so a home on a freshwater canal can show up in an ocean-access search. If a street is not on this list, ask before you assume it reaches the river.

Ocean Access Homes by Price

The ocean access market spans a wide range, from older canal homes to large river estates. Narrow the feed by price:

Entry level Under $150,000 · $150,000–$200,000 · $200,000–$250,000
Mid-range $250,000–$300,000 · $300,000–$350,000 · $350,000–$400,000 · $400,000–$500,000
Upper range $500,000–$600,000 · $600,000–$700,000 · $700,000–$800,000 · Over $800,000

The lower price bands often include condos and villas on the water rather than single-family homes, so check the property type on each listing.

Five Things to Verify Before You Offer

  1. The route to the river. Trace the water path from the property to the North Fork and on to the inlet.
  2. Bridges along the way. Fixed bridges limit how tall a boat can pass. Measure your boat and check every bridge on the route yourself; do not rely on a listing.
  3. Water depth for your boat. Conditions vary by canal and tide. Talk to neighbors and a local marine professional.
  4. Seawall, dock and lift condition. Hire a marine contractor to inspect them. Seawall repairs are among the most expensive items on a water home.
  5. Permit history. Ask the seller for records on the dock, lift and seawall.

Buying a home for your boat?

Tell me what you run and where you want to go. I will focus on homes where the route, the dock and the lift make sense for that boat.

Buying and Financing a Water Home

Ocean access homes finance like any other home, with a few additions. The appraiser needs comparable water sales, which can be scarce, so a clear list of the dock, lift and seawall work helps. Insurers look closely at roof age, opening protection and the replacement cost of docks and other structures. I recommend getting insurance quotes during your inspection period, not after. And at higher price points, check whether your loan amount stays under the conforming limit.

One more practical point: many water homes on the east side are older, so the house itself deserves the same scrutiny as any older Port St. Lucie home — roof, electrical panel, plumbing and a 4-point inspection if the insurer asks for one. Buyers sometimes focus so much on the dock that they overlook the kitchen and the air handler.

Frequently Asked Questions

Does Port St. Lucie have homes with ocean access?

Yes. Homes on the North Fork of the St. Lucie River and on saltwater canals connected to it have water access to the St. Lucie Inlet and the Atlantic.

Is every canal in Port St. Lucie ocean access?

No. Many canals in the city are freshwater drainage canals separated from the river by water-control structures. Verify the route for any specific home.

Where are ocean access homes in Port St. Lucie?

Mostly on the east side, in 34952 and parts of 34984, along the North Fork of the St. Lucie River and its canals.

Will my boat fit under the bridges?

It depends on the boat and the route. Fixed bridges limit clearance, so measure your boat and check each bridge between the home and the river yourself before buying.

What should I inspect on an ocean access home?

In addition to a standard inspection, have a marine contractor evaluate the seawall, dock and lift, and ask for permit records for those structures.

Are there ocean access condos in Port St. Lucie?

Yes, some condo and villa communities sit on the water. They appear in the lower price bands of the feed, so check each listing's property type.

Is it better to buy an ocean access home on the river or a canal?

It depends on your boat and how you like to live. Canals tend to be more sheltered and more affordable; river frontage offers wider views with more exposure to wind and wakes. The boaters' guide page compares them in more detail.

Is Vikings Landing ocean access?

Yes. Vikings Landing in 34984 sits on the North Fork of the St. Lucie River, with homes on SE Erickson Drive and SE Norsemen Drive. Listings there describe private docks and deep water with ocean access by way of the river and the St. Lucie Inlet. As with any water home, verify the depth at the dock and the bridge clearances on the route for your boat.
