Stuart, FL Waterfront Homes for Sale

Stuart sits where the North and South Forks of the St. Lucie River meet, a few miles from the St. Lucie Inlet and the Atlantic. Water is the main reason many buyers come here. Over the last three years, roughly one in four Stuart home sales in the MLS was marked as waterfront.

"Waterfront" covers a lot of ground, though. In the MLS it includes riverfront estates with private docks, oceanfront condos on Hutchinson Island, and homes on a lake or retention pond inside a gated community. This page explains the difference, shows where each type is found in Stuart, and lists what to check before you buy. Types of Waterfront in Stuart

Riverfront

The St. Lucie River is Stuart's signature water, and river frontage is the most common type in the MLS. It ranges from wide-water lots on the main river to quieter frontage up the North and South Forks. Downtown condos, North River Shores, Sewall's Point and the communities off Kanner Highway all have riverfront homes.

Intracoastal and Indian River Lagoon

East of downtown, the river meets the Indian River Lagoon, which is part of the Intracoastal Waterway. Homes and condos here, including on the Stuart side of Hutchinson Island and in Sewall's Point, are closest to the St. Lucie Inlet.

Oceanfront

Direct Atlantic frontage in Stuart is almost all on Hutchinson Island. Most of it is condos, plus the homes and condos of Sailfish Point at the island's southern tip.

Canal homes

Canal lots give you a private dock behind the house, often on a seawall. Canal width and the route out to open water vary a lot from street to street, so each listing needs to be checked on its own.

Lake and pond frontage

Many gated and golf communities, such as Florida Club, Mariner Sands and Willoughby, have homes that back onto lakes. These are marked "waterfront" in the MLS and give you a water view, but there is no boat access. If you want a boat, filter these out early.

Where to Look for Waterfront in Stuart

Hutchinson Island (Stuart side)

Oceanfront and river-view condos, and Sailfish Point with its private marina. This area had more waterfront sales than any part of Stuart except downtown.

Downtown & Central Stuart

River and marina condo communities close to the Riverwalk and downtown restaurants. Several of them are 55+.

North Stuart / North River Shores

Riverfront and canal single-family homes, plus marina condos on the north side of the river.

Sewall's Point

The Town of Sewall's Point sits on the peninsula between the St. Lucie River and the Indian River Lagoon. Many of its homes are on the water, and it has the highest prices in the Stuart market.

Port Salerno, Manatee Pocket & South Stuart

The Manatee Pocket is Stuart's working waterfront, a short run from the St. Lucie Inlet. Around it and south along the river are marina condos, canal homes and waterfront communities.

Southwest Stuart / Kanner Highway

Gated communities along the South Fork of the St. Lucie River. Some lots here are on the river and some are on lakes, so check which one you are looking at.

Boating Checklist Before You Buy

Two Stuart listings can both say "waterfront" and be very different for a boater. We go through these questions with you on every waterfront home:

Question Why it matters
Does the listing say ocean access? Only about a third of Stuart waterfront sales listed it in the MLS, but riverfront homes on the St. Lucie River also reach the ocean. Lake and pond lots never have it.
Are there fixed bridges on the route out? A fixed bridge limits how tall a boat you can keep. The MLS often notes "no fixed bridges", but confirm it for your boat.
How deep is the water at the dock at low tide? Depth decides what draft you can run. Ask the seller and verify it yourself.
What condition are the seawall, dock and lift in? These are expensive to repair or replace. Have them inspected along with the house.
Is the dock private, deeded or a community slip? Condo and townhome communities often assign or lease slips instead of including them.
How wide is the canal, and how far is it to open water? Narrow canals and long runs make a difference with bigger boats.
Get homeowners insurance quotes on any waterfront home before you are under contract. Waterfront premiums can change your monthly payment more than the price difference between two homes.

Waterfront Condos in Stuart

Close to half of Stuart's waterfront sales were condos. That makes a waterfront condo the most affordable way to live on the water here, whether it is on the river downtown, at a marina community in Port Salerno, or on the ocean on Hutchinson Island. Before you buy, check the association's reserves, recent inspections and any special assessments, and ask how boat slips are assigned.
