Stuart, FL Homes for Sale & Real Estate

Stuart is the county seat of Martin County and one of the most water-focused towns on Florida's Treasure Coast. The North and South Forks of the St. Lucie River meet here, the river runs out to the Indian River Lagoon and the St. Lucie Inlet, and the town calls itself the "Sailfish Capital of the World." That shapes the market. Over the last four years, roughly one in four Stuart home sales was a waterfront property, and about one in three was a condo.

This page covers all three Stuart zip codes (34994, 34996 and 34997): the main parts of town, the communities that sell most often, and what to check before you buy. The live Stuart listings are in the search below and update automatically from the MLS.

What Sells in Stuart

Stuart is not a new-construction market like Port St. Lucie. Most of its homes were built between the 1960s and the 2000s, and a lot of the land near the water was developed decades ago. Martin County's comprehensive plan also limits building heights to four stories in most areas, which keeps the town low-rise and holds down the supply of new condos.

Most new building in Stuart is now single-family homes and townhomes in south Stuart. See Stuart new construction homes and condos for the communities and builders.

Here is what changed hands most often in the MLS over the last four years:

  • Single-family homes are about half of all home sales. They range from older concrete-block homes with no HOA in neighborhoods like Golden Gate and Coral Gardens to gated golf communities and riverfront estates.
  • Condos are about one in three sales. Many are in established 55+ communities; others are on the river or on Hutchinson Island.
  • Townhomes and villas make up about one in seven sales. Edgewater Pointe, River Pines and Emerald Lakes are the busiest of these.
  • Waterfront homes are about one in four sales. They include canal homes with docks, riverfront lots and oceanfront condos.
  • Gated communities account for close to a third of home sales. Club communities such as Mariner Sands, Willoughby, Florida Club and the Yacht & Country Club of Stuart are among them.

Stuart Areas & Communities

A Stuart mailing address covers much more than the city limits. It reaches into unincorporated Martin County, the Town of Sewall's Point and the Stuart end of Hutchinson Island. Here is how the MLS divides the Stuart market, with the communities that sell most often in each area.

Hutchinson Island (Stuart side)

Oceanfront and riverfront condos along the barrier island, plus Sailfish Point, the private gated club community at the island's southern tip beside the St. Lucie Inlet. Most homes sold in this area are waterfront. Other active condo communities include Sandpebble. For the rest of the island, see Hutchinson Island homes for sale.

Sewall's Point

The Town of Sewall's Point, a separate incorporated town on the peninsula between the St. Lucie River and the Indian River Lagoon, shares the 34996 zip code. It is all single-family homes on large lots, many of them waterfront. See Sewall's Point homes for sale.

Downtown & Central Stuart

This is the historic downtown on the St. Lucie River, with the Riverwalk, Flagler Park and the Lyric Theatre, and a large share of Stuart's condos.

North Stuart / North River Shores

Established neighborhoods north of the St. Lucie River. They mix riverfront and canal homes, older single-family streets with no HOA, and condo communities.

Sewall's Point & East Stuart

The Town of Sewall's Point sits on the peninsula between the St. Lucie River and the Indian River Lagoon. Along with nearby neighborhoods such as Rio Vista, it has the highest prices in the Stuart market, and much of it is on the water.

Port Salerno, Manatee Pocket & South Stuart

South of downtown, Stuart, Port Salerno and the Manatee Pocket run together, and locals use the names loosely. Together they are the largest part of the Stuart market by sales and the most varied. Around the Manatee Pocket, close to the St. Lucie Inlet, there are marinas, waterfront restaurants and a working fishing-village feel. Farther inland you will find gated townhome communities such as Edgewater Pointe (the single busiest community in Stuart), golf and club living, and older neighborhoods with no HOA.

Port Salerno & Manatee Pocket

Golf & club communities

Single-family neighborhoods

Townhome, villa & condo communities

Manufactured homes

Southwest Stuart / Kanner Highway

Gated communities along the South Fork of the St. Lucie River and Kanner Highway, many with river or lake frontage. This area also has one of Stuart's largest manufactured-home communities.

Stuart Zip Codes

Zip Covers What you will mostly find
34994 Downtown Stuart and North Stuart / North River Shores Condos, older single-family streets and riverfront homes
34996 East Stuart, Sewall's Point, Hutchinson Island (Stuart side) Waterfront homes, oceanfront condos and the highest price points
34997 South and southwest Stuart, Port Salerno, Kanner Highway More than half of all Stuart home sales: gated, golf, townhome and no-HOA neighborhoods

Waterfront & Boating in Stuart

Water is the main reason many buyers choose Stuart. The St. Lucie Inlet gives the town direct access to the Atlantic, and the Okeechobee Waterway starts here and crosses the state through Lake Okeechobee. Waterfront listings in Stuart include:

  • Canal and riverfront single-family homes with private docks
  • Condo communities with marinas or community boat slips
  • Oceanfront and river-view condos on Hutchinson Island
  • Waterfront homes on the river and lagoon in Sewall's Point and North River Shores

Not every "water view" listing has ocean access or a usable dock. Before you fall in love with a waterfront home, we check the listing's water-access and dock details with you and point out the questions to ask the seller.

Stuart Condos & 55+ Communities

Stuart has one of the largest selections of established condo communities on the Treasure Coast. Several of the busiest, including Cedar Pointe, Vista Pines, Kingswood, South River Village and Vista Del Lago, are 55+ communities. Age, pet, rental and buyer-approval rules are set by each association, so we confirm the current rules for any building before you make an offer.

Buying a Florida condo now also means reviewing the association's reserves and structural inspection records, because they can affect monthly fees, special assessments and whether a lender will finance the unit. We can help you request those association records early, before you are under contract.

Stuart Real Estate FAQs

What zip codes are in Stuart, FL?

Is Sewall's Point part of Stuart?

No. Sewall's Point is its own incorporated town, but homes there use Stuart mailing addresses, and the MLS includes them in the Stuart market. Much of the town is on the water, and it has the highest prices in the area.

Are there waterfront homes with ocean access in Stuart?

Yes. About one in four Stuart home sales over the last four years was waterfront, and more than a third of those listed ocean access in the MLS. Riverfront homes on the St. Lucie River also reach the ocean through the St. Lucie Inlet. Water access and dock details vary a lot from property to property, so we review them with you on each listing.

Are there 55+ communities in Stuart, FL?

Yes. Stuart has many established 55+ condo communities, including Cedar Pointe, Vista Pines, Kingswood, South River Village and Vista Del Lago. Each association sets its own age, pet and rental rules, and we confirm them before you buy.

What are the golf communities in Stuart?

Stuart's best-known golf and club communities include Sailfish Point, Mariner Sands, Willoughby, Florida Club, the Yacht & Country Club of Stuart and Summerfield. Club membership and dues rules differ from one community to the next, so ask us for the current details on any of them.

Can I buy a home in Stuart with no HOA?

Yes. Many older Stuart neighborhoods have no HOA, including Golden Gate, Coral Gardens, Hibiscus Park, Palm Lake Park, St. Lucie Estates and much of Port Salerno. With no HOA dues, your monthly payment is lower. Your home still has to meet county or city code.

How is Stuart different from Port St. Lucie?

Stuart is smaller, older and more centered on the water. It has more condos, more waterfront homes and very little new construction. Port St. Lucie is much larger, with far more new single-family homes and master-planned communities such as Tradition. Many of our buyers look at both, and we cover both.
