Guarded vs. Unmanned Gates

A gate can mean very different things. Among Stuart gated sales in the MLS, roughly a third listed a guarded gate and about 4 in 10 listed a gate with no guard.

Gate type What it usually means
Guarded (manned) A staffed gatehouse that checks in visitors and deliveries. Usually found at club communities, with higher dues to match.
Unmanned A code, card or remote-controlled gate with no staff. Lower cost, and common in newer townhome and single-family communities.
Roving patrol Some communities add a security patrol on top of the gate.

Gate details in listings are not always accurate, so we confirm them with the association for any community you are serious about.

What to Ask Before Buying in a Gated Community

  • What the HOA fee covers: gate staff, landscaping, exterior maintenance, cable or internet, and amenities
  • Whether club membership is required, and the initiation fee and annual dues if it is
  • Rules on rentals, pets, parking, boats, trailers and commercial vehicles
  • Any special assessments, and the association's reserve balance
  • Buyer approval or application requirements
