Mariner Sands Homes for Sale
Mariner Sands is one of Stuart's best-known country clubs: a gated, private community with two championship golf courses on about 720 acres in south Stuart. It was established in 1979 and has roughly 771 homes, from villa-style condos and cottages to patio homes and large estate homes on the fairways.

The Club
Golf is the centerpiece. The Gold Course was designed by Tom Fazio and the Blue Course by Frank Duane, and the club has a pro shop, practice facilities and teaching professionals. Many homes sit on a fairway or look across a lake to the course.
The club also has Har-Tru tennis courts, pickleball, croquet and bocce, a fitness center, a resort-style pool with a lap pool, and a dog park. A new clubhouse has fine and casual dining and hosts regular social events, and the Sand Bar serves casual meals indoors and out.
The Homes
Most homes are one-story concrete-block houses built in the 1980s, typically with 3 bedrooms and a 2-car garage, and many have a private pool. Estate homes line streets such as SE Winged Foot Drive, SE Oakmont Place, SE Burning Tree Circle, SE Brandywine and SE Baltusrol Terrace. Smaller patio homes are in sections such as Ironwood.
For a lower price of entry, the condos and villas in Foxcross, the Club Villas and the Fairway Villas give you the same club and gate with less upkeep. Some homes are on the water, usually with a lake view across to the golf course.

Membership & Costs
Mariner Sands Country Club requires a one-time $50,000 capital contribution from all new residents, paid at closing. Golf membership is optional and costs $70,000. Both amounts are subject to change. On top of that are monthly association and club dues, which vary by neighborhood and home type.
The club sets the capital contribution, dues and golf membership, and they can change. Confirm the current figures, and the monthly dues for the specific home you are looking at, before you write an offer. Call us and we will get them for you.
Mariner Sands buyers use both cash and conventional loans. If you finance, remember that the monthly dues count toward your debt-to-income ratio, and the capital contribution is cash you need at closing on top of your down payment. Condos and villas may also need the association to meet lender approval rules.
