Older riverfront neighborhoods

What to Check on a Waterfront Home

Ask whether the water is tidal or freshwater and whether the home has deep-water access or a fixed bridge between the dock and open water. Get the dock and seawall condition and any permits, and ask about the boat-lift capacity. Confirm the flood zone and get a flood insurance quote before you make an offer, because some areas near the river are in the AE and AH zones. Ask about riparian rights and whether a slip is owned, leased or shared in a condo or HOA.
