55+ Communities in Jensen Beach

Pinelake Village

A 55+ land-lease manufactured-home community on NE Savannah Road. You own the home and lease the land; the land lease is $750 to $965 a month (subject to change). Pets are limited to 2, with a total weight limit of 20 pounds.

Tropical Acres

A 55+ resident-owned co-op of mobile and manufactured homes off NE Savannah Road, with a heated pool and clubhouse. Because it is a co-op, there is no lot rent; there is a monthly co-op fee instead.

Blue Heron

A small 55+ resident-owned co-op of about 29 homes on NE Blue Heron Lane off NE Indian River Drive. The fee is $325 a month and covers water, sewer, cable TV, lawn maintenance and the community amenities, including a heated pool and a fishing pier. No dogs are allowed, up to 2 cats, and no rentals.

Ocean Breeze Resort

A gated 55+ land-lease community on the Indian River in the Town of Ocean Breeze, with manufactured and stilt homes, a beach-entry pool, clubhouse, fishing pier and kayak launch. Park approval is required.

Beacon 21 (55+ section)

Beacon 21 has a 55+ section of 2-bedroom, 2-bath condos built in the 1970s, plus all-ages villages. The clubhouse, heated pools and tennis are shared.

Land Lease vs Co-op vs Condo

In a land-lease community you own the home but rent the lot, so the monthly lot rent can change and you pay it in addition to other costs. In a resident-owned co-op you own a share of the corporation that owns the land, and approval is usually by a board. In a condo you own the unit and a share of the common areas. These structures affect whether a mortgage is available, what kind, and how resale works, so ask before you fall in love with a home.
