Owning an Older Home in Jensen Beach

Homes built in 1960 or earlier often have character you will not find in newer subdivisions: bigger lots, mature trees, and locations close to the river and downtown. They also come with questions a newer home does not raise.

Insurance is the big one. Carriers often ask for a 4-point inspection (roof, electrical, plumbing and HVAC) and a wind mitigation report on older homes, and the results can decide whether a home is insurable and what it costs. Get insurance quotes during your inspection period, not after.

Older homes may also have been added on to or renovated over the years. Check that additions and major work were permitted, and ask whether any local historic designation applies before you plan changes to the exterior.

What to Check Before You Buy

RoofAge, type and remaining life; it often drives insurability
Electrical and plumbingOlder panels, wiring and pipe materials can affect insurance and need updating
PermitsThat additions, enclosures and conversions were permitted
Flood zone and elevationEspecially near the river; check the flood zone and any elevation certificate
Sewer or septicWhether the home is on septic and the system’s condition
Lead-based paintHomes built before 1978 come with a federal lead-paint disclosure
