What "No HOA" Means

A home with no HOA is not part of an association that collects monthly or annual dues. You do not pay an association fee, and there is no board that approves exterior changes or enforces community rules. You still have to follow county code and any deed restrictions recorded on the property, and you are responsible for your own roof, yard, driveway and, in most cases, the road in front of your home. Always ask your agent to confirm there is no voluntary or mandatory association before you make an offer, because MLS fields are sometimes filled in differently by different agents.

Most no-HOA homes are in the older neighborhoods of mainland Jensen Beach. Good places to start are Jensen Highlands, Savanna Highlands, Legion Heights and South Jensen Heights, Skyline Heights, Rio St. Lucie and the Glutsch, St. Lucie River Heights and Arch Heights area near the water. Those neighborhoods are not gated and generally have no HOA on MLS listings.

If you can live with a small association, a few neighborhoods have very low fees rather than none. Jensen Park Estates listings show a small fee of about $13 a month, and Leilani Heights has a $150-a-year association. Both fees are subject to change, so confirm them on the listing.

Pros

Lower monthly costs, more freedom to choose paint colors, add a fence, park a boat or RV and make changes to the property, and usually fewer restrictions on renting, always subject to county code and deed rules.

What to Check Before You Buy

Confirm the flood zone and get an insurance quote, because older homes may need updated roofs or wind-mitigation features. Ask for the age of the roof, the electrical panel and the plumbing. Ask whether the street is public or private and who maintains it, and check the survey and any deed restrictions.
