Port St. Lucie Homes for Sale

Port St. Lucie Homes for Sale

This is the full Port St. Lucie search: every home currently for sale in the city, pulled from the MLS and refreshed automatically below. Single-family houses, villas, townhomes, condos, 55+ communities and new construction are all in the feed, from the older east side along US-1 to the newest neighborhoods west of I-95.

A city-wide list is a good place to start and a hard place to finish. Port St. Lucie covers a lot of ground, and the difference between a 1980s block home on a quarter-acre lot with no association and a new house in a master-planned community with a CDD is bigger than the price tag suggests. This page is my map of the city — how it is laid out, which searches narrow things down fastest, and what I check before a client writes an offer. I am a RE/MAX agent, so I look at every house from both sides.

How Port St. Lucie Is Laid Out

Most buyers find the city easier to understand in three bands running roughly east to west:

  • The original city, east of I-95. Much of Port St. Lucie was platted in the 1960s and 1970s by General Development Corporation as a grid of roughly quarter-acre lots. Homes went up lot by lot over the following decades, so a single street can have a 1985 house next to a 2021 house. Most of these neighborhoods have no homeowners association.
  • St. Lucie West. A master-planned area built mostly from the late 1980s through the 2000s around Florida's Turnpike and I-95, with gated and non-gated HOA communities, golf, and Clover Park, the Mets' spring training home.
  • Tradition and the western growth area. The newest part of the city, west of I-95 along Tradition Parkway, Becker Road and beyond: large master-planned communities, active new-construction sales, several 55+ communities, and Community Development Districts on many tax bills.

Crosstown Parkway, with its bridge over the North Fork of the St. Lucie River, ties the east side to I-95, and Port St. Lucie Boulevard, Gatlin Boulevard, Prima Vista Boulevard and Becker Road carry most of the east-west traffic. Where you work, and whether you will use I-95, the Turnpike or US-1 most, is a fair way to narrow the map before you look at a single listing.

Port St. Lucie Homes by Price Range

$200,000–$300,000The first-time buyer range: older block homes on full lots and newer attached homes. $200K–$250K · $250K–$300K

$600,000 and upRiverfront and ocean-access homes, custom builds and the top of the planned communities. $600K and luxury

These are search bands, not a statement of what homes are worth — that changes month to month, and the live listings above are the honest answer for today.

Searching by What Matters to You

For a lot of buyers the deciding factor is not price or zip but one specific feature. These searches cover the whole city:

No HOA

Much of Port St. Lucie has no association, which means no dues, no architectural approvals and more freedom to park a boat or a work truck. Start with no-HOA homes.

Pool homes

A pool is the most requested feature in this market. See pool homes for sale, or the no-HOA pool homes search.

Gated, golf and 55+ communities

If you want an association and the amenities that come with it, compare gated communities, golf communities and 55+ communities.

Waterfront and new construction

Canal and river homes are on the waterfront homes page, with ocean-access homes separated out because not every canal leads to the ocean. Builders' inventory is on the new construction page.

Property type

Single-family homes, townhomes and condos each have their own feed, and so do newly listed homes if you only want to see what came on the market recently.

What I Check Before You Make an Offer

The listing tells you the price and the bedroom count. These are the things that actually decide whether a Port St. Lucie house works for you:

  • Association and CDD. Is there an HOA, what are the current dues, and is there a Community Development District assessment on the tax bill? A CDD is separate from the HOA and appears with your property taxes, so it is easy to miss.
  • Roof age and insurance. Carriers look closely at roof age, and older homes usually need a 4-point inspection. A wind mitigation inspection can lower the premium. I want a quote in hand during the inspection period, not after.
  • Water and sewer. Most of the city is on public water and sewer, but some parts still have well and septic. It changes inspections, maintenance and sometimes financing.
  • Construction. Most homes here are concrete block (CBS). Frame homes exist too, and they are insured and inspected a little differently.

When you want to know what a specific house is really worth, ask me for the recent sold comparables. Asking prices are the seller's opinion; sold prices are the market's.

Frequently Asked Questions

What types of homes are for sale in Port St. Lucie?

Mostly single-family concrete block homes, along with villas, townhomes, condos, 55+ communities and new construction. The east side has the older housing and most of the water frontage; St. Lucie West and Tradition are master-planned with associations.

Which part of Port St. Lucie is best to live in?

It depends on what you want. Buyers who want no HOA and a bigger lot usually look in the original east-of-I-95 neighborhoods. Buyers who want amenities, gates or newer construction usually look at St. Lucie West or Tradition. Your commute often settles the question.

Do most Port St. Lucie homes have an HOA?

No. Much of the city was platted as individual lots without associations. Planned communities in St. Lucie West, Tradition and scattered subdivisions elsewhere do have HOAs, and some newer areas also have a CDD assessment on the tax bill.

What is a CDD in Port St. Lucie?

A Community Development District is a special taxing district that funds roads, drainage and amenities in some newer communities. Its assessment appears on your property tax bill and is separate from any HOA dues.

How often is this list of homes updated?
