Port St. Lucie has more gated communities than any other city on the Treasure Coast, and they are not all the same thing. Some sit behind a staffed guardhouse with a golf course and a full amenity campus. Others are a quiet loop of 200 homes behind a card-reader gate with a pool and nothing else. The monthly cost difference between those two can be several hundred dollars, and the difference in how the neighborhood actually feels is bigger still.
This page lists the gated communities in Port St. Lucie by area and by type, so you can narrow down before you start touring. Every community named below links to a page with current listings, HOA information and photos.
Buyers moving here from out of state often assume a gate means a guard. In Port St. Lucie, most of them do not. It is worth knowing which kind you are looking at, because it affects both the monthly fee and the resale conversation later.

One more line item to ask about: some newer Port St. Lucie communities sit inside a Community Development District. A CDD adds an annual assessment on your tax bill that is entirely separate from HOA dues, and it is easy to miss when you are comparing two communities on monthly fee alone. Ask before you write an offer — I check this on every property I show.
Tradition is a master-planned community on the west side of Port St. Lucie, built around a town square with a green, restaurants and regular community events. Most of what is being built new in Port St. Lucie right now is happening here or immediately around it. Villages inside Tradition range from all-ages single-family neighborhoods to gated 55+ enclaves, and they share the wider Tradition infrastructure while keeping their own gates and their own HOAs.
Riverland sits just south of Tradition and is large enough to be thought of as its own place — several thousand acres, its own amenity campus, and five separate Valencia villages inside it. If you are looking at Tradition, you should look at Riverland the same week.
St. Lucie West is the established side of the same coin. It was built out largely between the late 1990s and the mid 2000s, which means mature landscaping, full-grown trees, and homes that have already been through a hurricane season or ten. Gates here are almost all unmanned, HOA fees are meaningfully lower than in Tradition, and you are closer to the shopping on Peacock Boulevard and to I-95.
PGA Village is the golf address in Port St. Lucie — built around the PGA Golf Club, with a set of individually gated neighborhoods inside the wider community. PGA Verano is the newer neighbor, with its own large amenity complex. Golf membership at PGA Village is purchased separately from the home, which surprises a lot of buyers; the HOA dues and the club dues are two different bills.
East of US-1 and through the middle of the city, gated communities are smaller and more scattered — often a single subdivision rather than a village inside a master plan. What you give up in amenities you generally get back in price and in proximity to the river, the beaches at Hutchinson Island, and the older commercial corridor.
There is no single answer, but the pattern is consistent enough to plan around. Monthly HOA dues in Port St. Lucie's gated communities generally sort themselves like this:

Fees change, sometimes annually, and a low fee today is not always a good sign — an association with thin reserves eventually assesses its owners to catch up. When we look at a specific community I will pull the current dues, what they include, the reserve position and any pending assessment before you commit to anything.
Worth saying plainly: a gate is not the only way to get a quiet street in this city. Port St. Lucie's older non-gated neighborhoods include some of the best value in St. Lucie County, and many of them have no HOA at all — which means no dues, no approval process for your truck or your fence, and no board. If what you actually want is space and quiet rather than amenities, that is worth a conversation before you filter your search down to gated only.

Port St. Lucie has dozens of gated communities spread across Tradition, Riverland, St. Lucie West, PGA Village, PGA Verano and the older eastern and central parts of the city. They range from small subdivisions of a couple hundred homes behind a card-reader gate to master-planned communities with thousands of homes and a staffed guardhouse.
Most do not. The majority use an unmanned card reader, clicker or keypad with a call box for guests. Staffed guardhouses are found mainly in the larger 55+ communities and in some of the golf communities, and they carry noticeably higher monthly dues because staffing is the biggest cost in those budgets.
Generally yes, in two ways. The homes themselves usually sell at a premium over comparable non-gated homes, and you pay monthly HOA dues that a non-gated, no-HOA neighborhood would not charge. Whether that is worth it depends on how much you will use the amenities you are paying for.
A Community Development District is a special taxing district used to finance the infrastructure of newer master-planned communities. Where one exists, it appears as an annual assessment on your property tax bill, entirely separate from your HOA dues. Several of Port St. Lucie's newer communities have one. Always confirm before making an offer, because comparing two homes on HOA dues alone can be misleading.
