Tarpon Bay Yacht Club Condos for Sale, Port St. Lucie FL

Tarpon Bay Yacht Club is a 55+ waterfront condominium community at 3100 SE Pruitt Road in southeast Port St. Lucie, spread over more than 19 acres of parklike grounds on Kitching Cove and the St. Lucie River. It is one of the largest waterfront acreage communities on the Treasure Coast, and it comes with something most 55+ communities do not have: its own marina, with slips that handle boats up to 50 feet, leased by the linear foot.

What Tarpon Bay Yacht Club Is Actually Like

The community was built in 1981 as a set of low-rise condominium buildings lettered A through H, laid out across a wooded, parklike site with lakes and boardwalk trails. About 120 units sit on the property. Some buildings have elevators; the ones that do have that cost built into the fee.

The rhythm of the place is boating and clubs. Residents run water aerobics, senior fitness, pickleball, tennis, quilting, mahjong, bridge and gentle yoga, plus monthly events out of the clubhouse. The workshop is a real one — owners describe a full complement of saws and tools available for use. The pool is solar heated and kept warm year round.

Three separate communities in this pocket share the Tarpon Bay name and they are not interchangeable. Tarpon Bay Yacht Club is the 55+ condominium with the marina. Tarpon Bay Moorings, on SE Mitchell Avenue, is an all-ages townhome community where the docks are private to the home. Tarpon Bay Villas, next door to the Moorings, is an all-ages townhome community with no water access at all.

The Marina

This is the feature that sets Tarpon Bay Yacht Club apart from every other 55+ community in Port St. Lucie.

  • Slips accommodate boats up to 50 feet.
  • Dockage is leased, not owned — through the master association, by the linear foot. Recent listings quote rates in the range of $2.25 to $2.50 per foot per month. That works out to roughly $90 to $125 a month for a 40-footer, which is why owners here talk about it the way they do. Rates and availability are subject to change; confirm current pricing and the waiting list with the association.
  • Power and water at the dock, with 30 and 50 amp service.
  • Ocean access with no fixed bridges, and the community sits in a no-wake zone on protected water.
  • Kitching Cove is a deep-water pocket, which is part of why larger boats shelter here.
Worth knowing: a slip does not come attached to a unit. You lease it separately from the master association, subject to availability. If a boat is the reason you are buying, ask about current slip availability before you go under contract, not after.

Where You Can Go by Boat

From the marina it is roughly 30 minutes to the St. Lucie Inlet and the open Atlantic, and about 10 minutes to downtown Stuart — which is the run residents here use most. Times vary with your vessel and the no-wake zones.

Places you can run to and tie up:

  • Downtown Stuart. The City of Stuart maintains public docks along the Riverwalk, so you can come in by water, walk off and be among the shops, galleries and restaurants on Flagler and Osceola Streets in a couple of minutes. Availability and the rules are set by the city, so check current dockage before you plan an evening around it.
  • Sailor’s Return, at Sunset Bay Marina in Stuart — you can arrive by boat or by car.
  • Shrimpers Grill & Raw Bar, on the water in the Manatee Pocket, where boaters pull up dockside.
  • Manatee Island Bar & Grill and The Twisted Tuna, also in the Manatee Pocket at Port Salerno, both with dockage for guests.
  • The voco Sandpiper Bay resort and marina, essentially next door — the shortest run of all.

Dockage at any restaurant is first come, first served and can change with the season. Call ahead on a busy weekend.

The Condos

Most units are two-bedroom, two-bath, about 1,314 square feet, with an in-unit laundry room rather than a closet stack — a genuine convenience in a 1981 building. The larger plan runs about 1,666 square feet and adds a flex room that many owners use as a third bedroom.

Layouts are CBS construction with screened porches or patios. Depending on the building, those porches look out at the marina and the river, at Kitching Cove, or at one of the interior ponds with a fountain. Ground-floor units in the buildings closest to the water are the most sought after.

Updated units in recent sales show remodeled kitchens with shaker cabinetry and quartz or granite counters, luxury vinyl or large-format tile, renovated baths with walk-in showers, and accordion or roll-down storm shutters. Roof replacement has been ongoing at the community level, with buildings re-roofed in 2023 and 2025.

Pricing, Fees and Financing

Monthly carrying cost Roughly $840 to $900 equivalent in association fees, usually billed quarterly across two associations
Slip lease About $2.25 to $2.50 per linear foot per month, separate from the unit

Financing. Sales here have closed with cash and conventional financing, and VA has appeared on at least one listing. Condominiums in Florida carry an extra layer at the loan stage: the lender reviews the association's budget, reserves, insurance and owner-occupancy ratio, and Florida's structural reserve requirements have made that review sharper across the state. A 1981 building with an active re-roofing program is exactly the kind of project worth checking before you write an offer. As a licensed mortgage loan officer as well as a Realtor, I look at that first rather than waiting for the lender to find it. Terms are subject to change and availability.

What a unit sells for here turns on the building, the floor and what the porch looks out at — marina and river views price differently from the interior ponds. Rather than publish a range that goes stale, the listing feed on this page shows what is actually for sale right now, updated as the MLS updates.

What a feed cannot show you is what units have sold for, which is the number that decides whether an offer is strong or a list price is realistic. Call me at (772) 359-1926 and I will pull current comparable sales for the community.

Approval, Leasing and Pets

  • 55+ community. At least one occupant must meet the age requirement; confirm the current occupancy rules with the association.
  • Association approval is required, with an application fee around $100 and an approval window that recent listings put at three to four weeks. Build it into your contract timeline.
  • Leasing is restricted and the restrictions differ by building. Some allow a 90-day minimum up to four times a year; others require a full year, once a year. Leasing is prohibited in the first year of ownership, and tenants require approval.
  • Pets are not permitted. This is the single biggest surprise for buyers coming from elsewhere — if you have a dog or a cat, this is not the community.
