It is a tucked-away enclave of single-family homes along Spyglass Lane, near Plantation Lakes Drive and Links Way, with ponds behind some lots and views across the PGA Golf Club's Ryder Course from others. Spyglass listings do not come up often, and when they do they tend to draw buyers who want a larger detached home without the traffic of a bigger subdivision.

The Homes in Spyglass

The homes in Spyglass are larger than much of PGA Village, with three- and four-bedroom layouts, open kitchen and family rooms, and in the bigger homes a second story, bonus room or den. Lots are generous for a gated golf community, and many homes have screened pools and outdoor kitchens facing the water or the fairway.

Because the homes are not new, the condition gap between one Spyglass house and the next can be wide. Some have had new tile roofs, impact doors and newer air-conditioning; others are close to original. That difference matters more to price and insurance than the floor plan does.

Spyglass vs Cypress Point: Why the MLS Can Be Confusing

Spyglass sits right beside Cypress Point, and on the MLS the two overlap. Spyglass homes can be recorded under the plat name Pod 26 at The Reserve Phase 1 Cypress Point rather than “Spyglass,” so a search on the word Spyglass alone can miss homes, and a search on Cypress Point can pull Spyglass homes in with it. The listings on this page are drawn to the Spyglass streets themselves so you see the right homes.

If you like the location but nothing is available in Spyglass, Cypress Point is the natural next place to look — it is larger and shares the same part of PGA Village.

PGA Village & Golf

Spyglass sits in the part of PGA Village platted as The Reserve. Owners belong to the PGA Village property owners' association, which runs the manned gates and the Island Club, and to their neighborhood association for the local common areas.

Golf is not bundled into the home. The PGA Golf Club's courses, including the Ryder Course that some Spyglass homes overlook, are run separately, and you can play by booking tee times or by buying a membership. Buying Considerations in Spyglass

• Two layers of dues. Add the PGA Village association and the neighborhood association together when you compare Spyglass with a single-HOA community.
• Roof age and permits. Ask for the roof permit date and look for a four-point and wind-mitigation report. On homes of this age, the roof drives the insurance quote.
• Golf-front lots. Fairway views come with stray golf balls. Look at the screen enclosure and the windows facing the course.
• Pools and outdoor kitchens. Have the pool equipment, heater and any summer-kitchen gas or electric lines inspected separately.
• Leasing and exterior changes. PGA Village has a rental application process and architectural review for pools, screens, roofs and paint. Read the current rules before you plan a rental or a renovation.
• Financing. I am also a licensed mortgage loan officer (NMLS #1883073). Conventional, FHA and VA loans work on single-family homes that meet program guidelines, and the association dues count in your debt-to-income ratio, so I include them from the first pre-approval.
