Many PGA Village neighborhoods are built around two- and three-bedroom homes. Briarcliff leans larger. Listings commonly show three bedrooms with three or more baths, and four-bedroom, four-bath homes are not unusual. Floor plans such as the Arlington appear on the MLS. The extra baths make these homes practical for families, for couples who host visiting children and grandchildren, and for buyers who want a guest suite.

The homes date to the mid-2000s, so updates vary. A few of the questions I ask on every Briarcliff listing:

• How old is the roof, and is there a permit record for any replacement?
• How many AC systems serve the house, and how old is each one?
• Has the pool been resurfaced, and what shape is the screen enclosure in, especially on the golf side?
• Are the windows and doors impact-rated, or does the home rely on shutters?

Who tends to buy here

Briarcliff draws a mix: families who need four bedrooms inside a staffed gate, golfers who want to look at the course they play, and retirees who host a lot of visitors. It is also popular with buyers relocating from the Northeast and Midwest who want a larger home than their budget would buy closer to Palm Beach County. Because the neighborhood is not large, there may be only a handful of homes on the market at once, so being pre-approved and ready matters.

Living on the Dye Course

The Dye Course is a Pete Dye design at the PGA Golf Club, which accepts public tee times and ranks it among the better public courses in Florida. That is a genuine draw: you can play a championship course without joining a private club, and the practice facility and the rest of the club's courses are next door.

Being on a public course is a little different from being on a members-only course, and it is worth thinking through:

• Activity. Public play can mean more rounds and more carts going by. Visit at a busy tee time before you buy.
• Tournaments and maintenance. A championship venue hosts events and does serious course work from time to time.
• Views are the payoff. Wide, maintained fairways and water are the reason golf-view homes typically sell at a premium to interior lots.

Buying in Briarcliff: The Numbers to Confirm

• Association costs. Listing details show the dues covering access to the village's fitness center, pool, clubhouse, tennis and basketball courts, the staffed gate and on-site management. Get the current combined figure from me.
• Insurance. Larger homes have higher replacement costs. Roof age and wind mitigation features have a big effect; quote early.
• Vehicles. Listings note restrictions on RVs and boats, common throughout PGA Village.
• Loan size. Depending on price and down payment, some purchases may approach or exceed the conforming loan limit. I will tell you early whether a conventional or jumbo loan fits.

Location

PGA Village sits just west of I-95, so Briarcliff residents are close to the interstate, St. Lucie West shopping and dining, and US-1. Tradition is a short drive south, and Stuart and Palm Beach County are within commuting range.
