Cambridge Townhomes is a townhome community on NW Coventry Circle in the Torino area of Port St. Lucie. Built by Mercedes Homes, it is now generally called Villas of Torino, and you will see both names on the MLS. The two-story concrete block townhomes loop around a lake, most have a one-car garage and a screened patio, and there is a community pool area with a splash pool and outdoor kitchen. The Townhomes

The layout is the classic two-story townhome: kitchen, living area and a half bath downstairs with sliders to a screened patio, and the bedrooms upstairs, including a primary suite. Three-bedroom units are the most common, with some two-bedroom units. The attached garage is the feature buyers value most — plenty of townhomes in Port St. Lucie at this price level have no garage at all.

End units get more windows and only one shared wall; lake-facing units get the view across the water. Those two factors, plus the condition of the kitchen, baths and flooring, explain most of the price difference from one listing to the next.

Owners and renters

Like most townhome communities near I-95 and St. Lucie West, this one has a mix of owner-occupants and tenants. That is worth knowing whichever side you are on. Owner-occupants should look at how well the common areas and pool are kept, which reflects the association's management. Investors should look at what similar units have rented for recently — I can pull that for you rather than rely on an online estimate — and at the association's leasing rules.

What to inspect

  • Roof. Find out whether the roof is the owner's or the association's responsibility and its age. Some owners have already replaced theirs.
  • Upstairs AC and bathrooms. Look for signs of past leaks on the ceilings below upstairs bathrooms and the AC air handler.
  • Shared walls. Check for cracks or moisture at the party walls.

Torino Location

Torino sits north of St. Lucie West and is known for being close to the interstate. From Coventry Circle:

  • I-95 is a short drive, a real advantage for anyone commuting south toward Stuart or Palm Beach County.
  • Clover Park, the Mets spring training ballpark, and the St. Lucie West shopping and restaurant corridor are close by.
  • Midway Road and Torino Parkway connect you east toward US-1 and south into St. Lucie West.

Financing a Townhome Here

How a townhome is legally set up decides how it is financed. Fee-simple townhomes, where you own the unit and the land under it, generally finance like a house. If a unit is part of a condominium, condo lending rules apply instead, including project approval for FHA and VA. I verify the legal description and association documents at the start so we pick the right loan.

  • First-time buyers: Florida down payment assistance programs may apply to homes in this range. Programs, price limits and income limits change, so ask me what is available now.
  • Dues and DTI: The association fee, which listings describe as covering common areas, grounds and the pool, counts in your debt-to-income ratio.
  • Investors: Townhomes here are frequently rented. Review the leasing rules and approval process before you buy, and remember investment loans need more down payment than owner-occupied loans.
