Understand the Two Assessments Before You Write an Offer

St. Lucie West carries costs that surprise buyers coming from outside the district, and they are separate from each other:

  • Your HOA dues are set by your individual community and cover the gate, common areas and, in condo and villa neighborhoods, often the roof, exterior and lawn care. These vary widely from one village to the next.
  • The St. Lucie West Services District bills you monthly for water and wastewater, and adds a CDD non-ad valorem assessment to your annual property tax bill. That assessment has two parts: a benefit assessment tied to the original infrastructure, and a maintenance assessment for the stormwater and flood-control system.

Ask for the current figures on both before your inspection period ends — a low HOA fee does not always mean a low monthly cost of ownership here. We pull the numbers for every property we show.
