Much of Port St. Lucie was built as single-family homes on individual lots, and the most common floor plan is three bedrooms and two baths with a screened pool and lanai out back. That makes this the deepest part of the market for buyers: more choices, more competition among sellers, and a wide spread of ages and prices, from older concrete block homes on the east side to newer construction near Tradition. For year-round owners, a pool in the yard is the most used room in the house; for seasonal buyers, it is often the reason they bought in Florida at all.

In the platted neighborhoods of 34953, 34983 and 34984, most 3 bedroom pool homes sit on their own lot with no HOA, so you can maintain the pool, fence and landscaping the way you want. See pool homes with no HOA. In St. Lucie West and Tradition, pool homes are usually inside planned communities with dues, amenities and often a gate; see pool homes in gated communities. No HOA dues also means more of your budget qualifies toward the house itself.
What to Check on a Florida Pool Home
- Pool and equipment: the age of the pump, filter and heater, any leaks, and the condition of the surface.
- Screen enclosure: the cage frame and screens take a beating from Florida weather; ask how old they are.
- Safety features: Florida law requires newly built residential pools to have at least one approved safety feature, such as a barrier, door alarms or a safety cover. Older pools may predate the rule, so confirm what the home has.
- Insurance: get quotes early. Roof age, construction type and the pool enclosure all affect the premium.
Add a pool-specific inspection to your general home inspection; it is inexpensive next to the cost of resurfacing or replacing equipment.
Financing a Pool Home
A pool does not limit your loan options. Conventional, FHA and VA loans all work on pool homes, as long as the pool is safe and working when the appraiser visits. Both kinds exist. Homes on individual platted lots in 34953, 34983 and 34984 usually have no HOA, while homes in planned communities in 34986 and 34987 usually do, and many in 34987 also pay a CDD assessment.
Can I buy a pool home with an FHA or VA loan?
Yes. The pool has to be in working, safe condition at appraisal. A green, empty or damaged pool, or a broken screen enclosure, can be flagged and hold up the loan until it is fixed.
Does a pool add value to a Port St. Lucie home?
Usually some, but appraisers rarely credit the full cost of building one. That is why buying a home that already has a pool is often cheaper than adding one later.
