Because the city grew west and south after 2000, many of the larger floor plans are in the newer parts of town, while the east side leans toward 3 bedroom homes on full lots. In the platted neighborhoods of 34953, 34983 and 34984, most pool homes sit on their own lot with no HOA. See pool homes with no HOA. In St. Lucie West and Tradition, larger pool homes are usually inside planned communities with dues, amenities and often a gate; see pool homes in gated communities.
What to Check on a Florida Pool Home
- Pool and equipment: age of the pump, filter and heater, leaks and surface condition.
- Screen enclosure: the cage frame and screens take a beating from Florida weather.
- Safety features: Florida law requires newly built residential pools to have at least one approved safety feature, such as a barrier, door alarms or a safety cover. Older pools may predate the rule.
- Insurance and roof: larger homes mean larger roofs; get insurance quotes early.
Financing a 4 Bedroom Pool Home
Conventional, FHA and VA loans all work on pool homes, as long as the pool is safe and working at appraisal. A bigger home usually means higher insurance and taxes, so the monthly payment can differ a lot between two homes at the same price.
