What Homes Are Like in Canal Pointe
Expect established single-family homes on full lots, the majority without a homeowners association. Canal-backing lots are the thing to pay attention to here: they give you water views and, on some stretches, boat access, but they also come with bank maintenance responsibilities, setback rules and sometimes a different flood picture than the house across the street. Ask specifically which canal a lot backs onto and what it connects to, because not every canal in Port St. Lucie reaches open water.
Location and Getting Around
The central location puts the hospital, the Civic Center, the Botanical Gardens and the Port St. Lucie Boulevard retail corridor all within a short drive, with I-95 a few minutes west and US-1 and the North Fork to the east.
What to Check Before You Buy Here
- Roof age and insurance. On homes of this vintage the roof drives the insurance quote more than anything else. Get a quote before you are under contract, not after.
- Water and sewer. Parts of this side of Port St. Lucie were on well and septic for years. Confirm what the address has and whether a city connection is required or available.
- Flood zone. It changes block to block here. Always pull the flood determination for the exact parcel.
- Permit history. Older homes often have additions, enclosures or sheds. Make sure what is there was permitted.
