Condos for Sale in Port St. Lucie, FL

Condos for Sale in Port St. Lucie, FL: Port St. Lucie condos are one of the most affordable ways to own in St. Lucie County — and one of the easiest to get wrong. Two condos a mile apart can carry very different association fees, reserve funding, rental rules, pet limits and financing options, and none of that shows up in a listing photo. This page is the hub for every condo community we cover in Port St. Lucie: the live listings are below, and the guide walks through the communities by area, what the HOA fee really covers, and what to check before you write an offer.

A quick note on the word “condo.” In the MLS, condo describes how a property is owned, not what it looks like. Plenty of Port St. Lucie “condos” are one-story villas or two-story townhomes held under a condominium association, which is why the feed above mixes garden-style apartments with villas and townhomes. If you want a true stacked-unit condo, or specifically want to avoid one, tell us and we will filter for it.

Condos for Sale in Port St. Lucie, FL by Area

Southeast Port St. Lucie and the US-1 corridor (34952)

This is where most of the city’s condos are. The communities along and just off US-1 were largely built in the 1980s as one- and two-story garden-style buildings, which is a big reason they remain the most affordable way into Port St. Lucie ownership. You are close to Jensen Beach, Hutchinson Island and downtown Stuart, and the eastern edge of the ZIP runs along the St. Lucie River.

Waterfront condos on the St. Lucie River

If you want water, the river side of 34952 is where Port St. Lucie’s waterfront condos cluster — around Sandpiper Bay, Tarpon Bay and the Anchorage. Some offer boat slips or marina access; others have river views without dockage. Water access, slip rights and whether a slip conveys with the unit vary by community, so confirm it in the condo documents rather than the listing remarks.

St. Lucie West and PGA Village (34986)

St. Lucie West condos put you near Clover Park, the I-95 interchange at St. Lucie West Boulevard and the PGA Golf Club courses. Here you will find traditional condo buildings as well as golf villas and townhomes owned under condominium associations.

Tradition (34987)

Tradition is mostly single-family and villa communities, but condos around Tradition Square let you walk to shops, restaurants and the town square events. Newer attached product in Tradition is more often sold as townhomes than condos.

HOA Fees for Condos for Sale in Port St. Lucie, FL

The monthly condo fee is the single biggest variable in what a condo actually costs you. It is not a junk fee — it is how the association pays for things a house owner pays for separately. Before comparing two condos on price, compare them on what the fee includes.

Often included Sometimes included Usually yours
Master insurance on the building structure, roof and exterior maintenance, grounds, pool, reserves Water, sewer, trash, basic cable or internet, pest control, building security or a gate HO-6 (walls-in) insurance, electricity, interior repairs, your own contents
Compare the full monthly cost, not the fee alone. A condo with a higher fee that includes water, cable and building insurance can cost less each month than a cheaper-looking fee that includes almost nothing. Add the fee, your HO-6 premium and utilities, then compare.

Financing Condos for Sale in Port St. Lucie, FL

Financing a condo is different from financing a house because the lender underwrites the whole association, not just you and the unit. The lender will review the condo questionnaire, the budget, reserves, insurance, owner-occupancy, delinquencies, litigation and any special assessments. A project that passes is usually called “warrantable”; one that does not can still be financed, but often with a larger down payment and different loan terms.

  • Conventional: depends on the project meeting the lender’s condo review.
  • FHA and VA: the project generally needs FHA or VA approval (or, for FHA, a single-unit approval), and many older condo associations have let approval lapse.
  • Non-warrantable projects: portfolio and non-QM loans exist, usually with more money down.
  • Cash: still common in the older 55+ communities, and it can make an offer stronger when a project is hard to finance.

Florida Condo Laws Every Buyer Should Know

After the 2021 Surfside collapse, Florida tightened its condo rules. Condo buildings three stories or taller must complete milestone structural inspections and a structural integrity reserve study (SIRS), and associations can no longer waive funding of reserves for those structural components. That has pushed fees and, in some buildings, special assessments higher across the state.

Much of Port St. Lucie’s condo stock is one- and two-story garden buildings, villas and townhomes, which fall below the three-story threshold for those specific requirements. That does not make the reserves irrelevant — every association still has to budget for roofs, paint and paving — but it is one reason Port St. Lucie condos have generally been less exposed to the large assessments making headlines in high-rise markets. Always ask for the current budget, the reserve schedule and any board minutes discussing assessments.

Buyer Checklist for Condos for Sale in Port St. Lucie, FL

Check Why it matters
Budget, reserves and recent special assessments Underfunded reserves become future assessments — and can affect financing
Master insurance policy and deductible Determines what your HO-6 policy must cover and what you owe after a storm

Rental restrictions Minimum lease terms, leasing caps and waiting periods vary widely
Pet rules Some communities limit number, weight or breed; some allow none
Buyer approval process Many associations require an application, fee and sometimes an interview
55+ status Age-restricted communities have occupancy rules that apply to buyers and guests

Florida gives condo buyers a review period after receiving the association documents on a resale, so read them — we will walk through them with you.

The milestone inspection and structural integrity reserve study requirements apply to condo buildings three stories or taller. Can I rent out a condo in Port St. Lucie?

Many communities allow leasing, but minimum lease terms, caps on rentals, waiting periods and tenant approval vary widely. Check the declaration and rules before buying if rental income matters to you.
