Maronda Homes
Maronda is one of several builders putting up scattered-lot, no-HOA new homes in Port St. Lucie, alongside Synergy Homes, DR Horton and others. It builds single-family homes on individual homesites spread through the city's older platted sections, either on a lot you already own or on one Maronda supplies. There is no HOA and no community approval process. Plans run from roughly 1,450 square feet with 3 bedrooms up to just over 4,000 square feet with 6-7 bedrooms, with 2- and 3-car garage options on many of them. The scattered-lot model home is on SW Bayshore Boulevard in 34983.
Maronda also builds inside Central Park, a master-planned community in 34987 with a clubhouse, resort-style pool, tennis and pickleball, and models on SW Serapis Way. That is the choice if you want a new Maronda home with amenities, and the association that comes with them.
If you are comparing a Maronda scattered-lot home with a resale in the same neighborhood, the questions that matter are lot price and lot prep (fill, clearing, and whether the street has city water and sewer or needs a well and septic), which the base price may not include. I can walk you through both before you register on your own.

This is something Port St. Lucie offers that most Florida growth markets no longer do. The city was originally platted with tens of thousands of individual quarter-acre lots, and a great many of them are still empty and not inside any association. Builders buy them one or two at a time and put up a single home.
What that means for you: a brand-new home, current building codes, impact windows, a builder warranty — and no monthly dues, no architectural review board, no restriction on your boat, your RV or the color you paint the door. The trade-offs are no community amenities, no gate, and a street where the house next door may be twenty years older than yours or may still be an empty lot.
For a lot of buyers moving here from an HOA state, this is the single most appealing thing about Port St. Lucie, and it is worth asking about specifically.
Quick Move-In Homes
If your timeline is weeks rather than a year, most builders in Port St. Lucie keep inventory homes — already built or well along, with finishes already selected. These are usually where the best builder incentives sit, because the builder is carrying the cost until it sells. They are also where you have the least say over the finishes, so it is a genuine trade.

Touring model homes
Every community builder in Port St. Lucie keeps furnished models at its sales center: GL Homes at Riverland, Mattamy, Taylor Morrison and Del Webb in Tradition, Kolter at Cresswind at PGA Verano and Astor Creek, and Lennar, Meritage and K. Hovnanian at Wylder. Models are always shown with the upgrades turned on, so ask the sales agent for the list of what is standard in the plan you are looking at. What to Check Before You Sign a Builder Contract
The builder's contract is written for the builder
It is not the standard Florida realtor contract you would use on a resale, and it is generally far less balanced. Completion dates, what happens if the build runs late, what deposits are refundable and under what circumstances, and which disputes go to arbitration are all worth reading closely before you sign rather than after.
Base price is the start, not the number
Lot premium, structural options, design center selections, and in some communities a required landscape or driveway package all sit on top of the advertised base. The gap between base price and the number you actually close at is routinely large. Ask for the full itemized figure before you commit.
Incentives are usually tied to the builder's lender
Builders offer closing cost credits or rate buydowns on the condition that you finance through their affiliated lender. Sometimes that genuinely is the best deal. Sometimes the rate is high enough that the incentive does not cover the difference over the life of the loan. Call me and I can help you compare the builder offer against an outside lender quote before you commit.
Get your own inspection
A new home is not automatically a flawless home. An independent inspection before closing, and again before the one-year warranty expires, catches things the municipal inspection does not.
Register me on your first visit to any builder. This is the one piece of practical advice that costs buyers real money when they miss it. Most builders require your agent to accompany you or be named on your very first visit to the sales center. Walk in alone and you may permanently forfeit the right to representation on that purchase — and the builder does not reduce the price by a cent in exchange.
