Port St. Lucie Townhomes for Sale

Port St. Lucie Townhomes for Sale

A townhome is often the most affordable way into a gated or amenity-rich community in Port St. Lucie. You get your own front door, no one living above or below you, and an association that handles much of the outside maintenance. In exchange you pay a monthly fee and follow association rules. This page shows Port St. Lucie townhomes for sale and explains how to compare them. That includes the question most buyers miss: whether the townhome is fee simple or part of a condominium association. That one detail changes your loan, your insurance and your approval process.

What Counts as a Townhome in Port St. Lucie?

In the MLS, a townhouse is an attached home that shares at least one wall with a neighbor and usually has two floors, with nothing above or below your unit. In Port St. Lucie you will see the same kind of home listed under several names, which is why a simple search can miss good options:

Listing term What it usually means here
Townhome / townhouse Attached, usually two-story, in a row of three to six units. You own your unit and often the land under it.
Villa Often a one-story attached home, sometimes one half of a duplex. Common in 55+ and golf communities.
Twin home / duplex Two homes sharing one wall. Usually fee simple, sometimes with a smaller HOA.
Condo A form of ownership, not a building style. You own the interior; the association owns the structure. Some two-story "townhomes" are legally condos.
Why this matters: the property type in the MLS is entered by the listing agent and is not always right. Camelot Gardens is all two-story townhomes, but its association is a condominium association and some units are listed as condos. A lender or appraiser working from the MLS type can treat the same home very differently.

Where the Townhomes Are in Port St. Lucie

Townhomes are spread across three main parts of the city. Each area has its own feel and price level:

Area Zip What you will find Community pages
Southeast Port St. Lucie, near US-1 and the river 34952 Older, established townhome communities from the 1980s. Some are on the water. Close to the beaches, Jensen Beach and Stuart. Camelot Gardens, Tarpon Bay Moorings, Tarpon Bay Villas, East Lake Village
St. Lucie West 34986 Townhome sections inside gated communities built mostly in the late 1990s and 2000s, close to I-95 and Clover Park. Harbour Isles at Lake Charles, Vizcaya Falls, Cambridge Townhomes, Parks Edge
Tradition and Southern Grove, west of I-95 34987 Newer and new-construction townhomes, often in master-planned communities with an HOA. Tradition, New Construction Homes

If a gate matters to you, a townhome is often the least expensive way into one. See the full list on the Port St. Lucie gated communities page.

Fee Simple vs. Condo Townhomes: The Part Most Buyers Miss

Two townhomes can look identical from the street and still be owned in completely different ways. Ask about this before you write an offer, not after.

  Fee simple townhome Condo-association townhome
What you own The unit and usually the land under it The interior of the unit plus a share of the common elements
Who insures the building Usually you, with a standard homeowner's policy Usually the association's master policy; you carry a condo (HO-6) policy for the interior
Roof and exterior Depends on the HOA documents. Sometimes the owner, sometimes the HOA. Usually the association, paid for through dues and reserves
Financing review Generally treated like a house The lender also reviews the association: budget, reserves, insurance, owner-occupancy and litigation
Buyer approval Sometimes Common: application, fee and sometimes an interview

This is where I see deals slow down. With a condo-association townhome, the lender has to be satisfied with the association as well as with you. FHA and VA loans have their own condo approval rules, and a conventional loan can be declined if the association's reserves, insurance or pending lawsuits don't meet guidelines. None of that means you shouldn't buy one. It means you should find out early which type it is and whether your loan program works there.

Florida condo law: after the 2022 Surfside legislation, Florida requires milestone structural inspections and structural integrity reserve studies for condominium buildings three stories or taller. Most Port St. Lucie townhomes are two stories. Even so, check what the association has budgeted for roofs, paint and paving, because those costs come back to owners either as higher dues or as special assessments.

Monthly Costs and HOA Fees

Townhome fees in Port St. Lucie vary widely, mostly because of what they cover. A higher fee that includes building insurance, cable, water and exterior maintenance can cost less overall than a low fee that leaves all of that to you. Here are fees for townhome communities we have covered in detail. All are subject to change, so confirm with the association before you buy:

Community Monthly HOA Notes
Camelot Gardens (34952) $575 Includes cable TV, water, sewer, trash, building insurance, grounds and pool
Harbour Isles at Lake Charles (34986) About $595 per MLS 24-hour manned gate, all ages
Vizcaya Falls townhomes (34986) $560 Gated, all ages; single-family homes pay $412
Tarpon Bay Moorings (34952) $467 Waterfront townhomes with private docks
Tarpon Bay Villas (34952) $200 Not waterfront despite the Tarpon Bay name

How the HOA fee affects what you qualify for

Lenders count your monthly HOA dues in your debt-to-income ratio, the same way they count the monthly payment itself. A $575 fee reduces your buying power by about as much as $575 more in principal and interest would. That is why I run the numbers on a specific community, not just a price range. If you want to compare, see how buying power changes with no-HOA homes in Port St. Lucie.

Also check the property tax bill for any separate annual assessment, which is common in Tradition and other newer communities. It is not an HOA fee, but it is part of your real monthly cost.

New Construction Townhomes in Port St. Lucie

Most new townhome construction in Port St. Lucie is west of I-95 in Tradition, Southern Grove and the surrounding master-planned areas (34987). Buying new gets you current building codes, impact-rated windows and doors, a builder warranty, and often lower insurance premiums than an older home. The trade-offs are added tax-bill assessments, smaller lots and build timelines. Builder incentives are usually tied to the builder's own lender, so compare that offer against an outside quote before you accept it. See the new construction homes in Port St. Lucie guide for builders and communities.

Buying a Townhome to Live In vs. to Rent Out

Many people searching for Port St. Lucie townhomes are renting one now, and many buyers plan to rent one out. Either way, read the leasing rules before you commit. Townhome associations here often set minimum lease terms (some require 30 days, some a full year), limit how many units in a building can be rented, require tenant approval, or make new owners wait before they can lease. Camelot Gardens, for example, allows leasing with restrictions that vary by building. If you are renting now, compare your rent with the full cost of owning (payment, HOA, taxes and insurance) for the community you want. The gap is often smaller than people expect.

What to Check Before You Make an Offer

Ask about Why
Fee simple or condo? Changes your loan review, insurance and approval process
Who owns and insures the roof? Roof age and responsibility drive Florida insurance costs
Reserves and special assessments Low reserves often mean an assessment is coming
What the HOA fee includes Cable, water, insurance and exterior care can make a higher fee the better deal
Buyer approval timeline Some associations take three to four weeks, which affects your closing date
Leasing and pet rules Matters for investors and pet owners, and can't be negotiated after closing
Parking Garage, carport or assigned spaces vary by community
Tax bill assessments Add to the real monthly cost in newer communities

Port St. Lucie Townhome FAQ

Where are townhomes for sale in Port St. Lucie?

There are three main areas. Southeast Port St. Lucie (34952) has established communities such as Camelot Gardens, Tarpon Bay and East Lake Village. St. Lucie West (34986) has townhome sections inside gated communities such as Lake Charles and Vizcaya Falls. Tradition and Southern Grove (34987), west of I-95, have most of the newer and new-construction townhomes.

What is the difference between a townhome and a condo?

A townhome is a building style: an attached, usually two-story home with no one above or below you. A condo is a form of ownership. A townhome can be fee simple, where you own the unit and usually the land, or part of a condominium association, where you own the interior and the association owns the structure. The ownership type affects financing, insurance and buyer approval.

Can I get an FHA or VA loan on a Port St. Lucie townhome?

Often, yes. A fee simple townhome is generally treated like a house. If the townhome is in a condominium association, the association usually has to meet FHA or VA condo approval rules, and conventional loans also review the association's finances, insurance and litigation. Call (772) 359-1926 before you make an offer and I can check the specific community.

How much are HOA fees for townhomes in Port St. Lucie?

It depends mostly on what the fee covers. Among communities covered on this site, fees range from about $200 a month at Tarpon Bay Villas to about $575 to $595 a month at Camelot Gardens and Harbour Isles, where the fee includes items such as building insurance, cable or a manned gate. All fees are subject to change, so confirm with the association.

Are there new construction townhomes in Port St. Lucie?

Yes. Most new townhome construction is west of I-95 in Tradition, Southern Grove and nearby master-planned communities in 34987. Expect a separate tax-bill assessment in addition to the HOA fee in many of them.

Are there gated townhome communities in Port St. Lucie?

Yes. Harbour Isles at Lake Charles has a 24-hour manned gate, and Vizcaya Falls is gated. A townhome is often the least expensive way into a gated community in Port St. Lucie.

Can I rent out a townhome I buy in Port St. Lucie?

Usually, but association rules control it. Many townhome communities set minimum lease terms, limit rentals per building, require tenant approval or make new owners wait before leasing. Read the leasing rules before you buy if you plan to rent the home out.

Do Port St. Lucie townhomes need milestone inspections?

Florida's milestone inspection and structural integrity reserve study requirements apply to condominium buildings three stories or taller, so most two-story Port St. Lucie townhomes are not covered. You should still review the association's reserves and any planned roof, paint or paving projects.
