Single-Family Homes for Sale in Port St. Lucie, FL

Port St. Lucie is, above all, a city of single-family houses. Most of it was laid out as individual home lots, and even the newer master-planned areas out west are built mostly around detached homes rather than condos. This page pulls together the single-family houses for sale across every Port St. Lucie zip code – the listings above update automatically from the MLS – along with what you should know about the two very different kinds of single-family home you will find here, what one really costs to own, and how to finance it.

That means the advice on this page covers the house and the loan together, because in Port St. Lucie the two are closely connected.

What “Single-Family” Means on This Page

A single-family home is a detached house on its own lot. You own the structure and the land underneath it, you share no walls with a neighbor, and the exterior – roof, walls, yard, driveway – is yours to maintain and insure. That is the key difference from a condo or a townhome, and it changes more than most buyers expect:

  Single-family home Townhome Condo
What you own House and lot Usually the unit and a small lot The unit plus a share of the common areas
What you insure The whole structure Varies by association Mostly walls-in; the association insures the building
Association None on most city lots; required in planned communities Almost always Always
Exterior upkeep You Often shared The association
Lender review The house and the borrower Sometimes the project too The building and association must also meet lender guidelines

A note on the search results: MLS property types are entered by listing agents, so an occasional attached villa or twin home can slip into a single-family search. In some 55+ communities you will also find homes where you own the house but lease the land underneath it. Those can be good value, but financing and monthly costs work differently from a home on land you own – call me before you fall in love with one so we can go over how it would work for you.

The Two Kinds of Single-Family Home in Port St. Lucie

Original city lots – usually no HOA

Most of Port St. Lucie was platted by General Development Corporation in the 1960s and 1970s as thousands of individual residential lots, with no homeowners association behind them. Those lots are still the backbone of the city. Homes here were built over several decades, so one street can mix an older frame house next to a brand-new CBS build. Many lots back up to canals or green space, and the only rules are the city’s code – there is no association to approve your fence, your paint color or your boat in the driveway.

The trade-offs: there is no gated entry, no clubhouse and no one enforcing how neighbors keep their yards, and some older sections are still on a private well and septic system rather than city water and sewer. If a no-HOA home is what you want, start with our no-HOA homes page, and compare CBS (concrete block) homes with frame homes.

Planned communities – HOA, amenities and often a gate

From the late 1980s on, development shifted west to master-planned areas: St. Lucie West, PGA Village, Tradition, Southern Grove and Wylder, Riverland and Verano. Single-family homes there sit inside an association that maintains common areas and amenities – pools, clubhouses, fitness centers, sometimes golf – and enforces architectural rules. Many are gated, and several are 55+. See the gated communities, golf communities and 55+ communities guides, or browse new construction if you want a brand-new home from a builder.

A CDD is not an HOA. Some planned communities – especially newer ones in Tradition and western Port St. Lucie – also sit inside a Community Development District. The CDD assessment is paid on the property tax bill rather than to the association, so it does not show up in the HOA dues. Always ask for both before you compare two homes.

What a Single-Family Home Really Costs Each Month

The list price is only the start. When you own the whole house, more of the costs are yours directly:

  • Principal and interest on the mortgage.
  • Property taxes. Florida taxes reset to the purchase price when a home sells, so the seller’s current tax bill is rarely what you will pay – especially if the seller had years of homestead protection. Budget from your price, then file for your own homestead exemption.
  • Homeowners insurance on the full structure. Roof age, roof type, CBS versus frame and the home’s wind-mitigation features all move the premium.
  • Flood insurance, if the lender requires it for the home’s flood zone, or if you choose to carry it anyway.
  • HOA dues and any CDD assessment in a planned community.
  • Utilities and upkeep – city water and sewer, or well and septic maintenance on older lots, plus lawn, pool and exterior care.

Financing a Single-Family Home

Detached single-family homes are the simplest property type to finance. There is no condo project for the lender to approve, no association questionnaire standing between you and a loan, and every major loan program is available: conventional, FHA, VA and, in eligible areas, USDA. That makes single-family homes the natural fit for first-time buyers using low-down-payment loans and for veterans using their VA benefit.

What decides how much house you can buy is the full monthly payment – including taxes, insurance and any HOA – measured against your income. Two homes at the same price can qualify very differently once those are added in, which is one reason a no-HOA city lot can stretch your buying power further than a similar house in a community with dues. We can check those numbers on each house before you write an offer, not after.

What to Check Before You Buy

Item Why it matters in Port St. Lucie
Roof age and type Insurers look hard at older roofs; an aging roof can raise the premium or limit your carrier options.
Four-point and wind-mitigation inspections Often needed for insurance on older homes, and wind-mitigation credits can lower the premium on any home.
CBS vs. frame construction Affects insurance, maintenance and resale; both are common here.
Well and septic Some older lots are not on city water or sewer; get the septic inspected and know whether a sewer connection is coming.
Permits Enclosed garages, added rooms and pool enclosures should have permits on file with the city.
Pool Florida requires a pool safety barrier; check the pool equipment, the enclosure and the screen.
Canal or seawall On waterfront lots, check the seawall condition and whether the canal reaches open water.
HOA rules In planned communities, read the rules on rentals, vehicles, pets and exterior changes before you commit.

Single-Family Homes in Port St. Lucie: FAQ

What is a single-family home?

A detached house on its own lot. You own both the house and the land, you share no walls with a neighbor, and you are responsible for the exterior and for insuring the whole structure.

Can I buy a single-family home in Port St. Lucie with no HOA?

Yes. Most of the city was platted as individual lots with no homeowners association, so no-HOA single-family homes are available in every Port St. Lucie zip code, especially in the original city sections of 34952, 34953, 34983 and 34984.

Which Port St. Lucie zip codes have the most single-family homes?

All six have plenty. 34953 and 34984 are mostly original city lots, 34986 is St. Lucie West and PGA Village, and 34987 – Tradition, Wylder, Riverland and Verano – has the most new construction and 55+ communities.

What loan types can I use on a single-family home?

Conventional, FHA and VA loans are all available on single-family homes, and USDA financing is available in eligible areas. There is no condo project approval to worry about, which makes detached homes the simplest property type to finance.

Are Port St. Lucie homes CBS or frame?

Both. Many homes are CBS (concrete block and stucco), while others, particularly some older homes, are wood frame. Construction type affects insurance and maintenance, so it is worth knowing before you make an offer.

What is a CDD and how is it different from an HOA?

A Community Development District is a special taxing district that pays for infrastructure in some planned communities. Its assessment appears on the property tax bill, not in the HOA dues, so ask for both when comparing homes.

Will my property taxes be the same as the seller’s?

Usually not. Florida reassesses a home at sale, so taxes are based on your purchase price, and the seller’s homestead savings do not transfer to you. Budget from your price and file for your own homestead exemption after you buy.

Are these listings current?

Yes. The single-family homes shown on this page come straight from the MLS and update automatically as homes are listed, go under contract or sell.
