Port St. Lucie is one of the largest cities in Florida by land area — roughly 120 square miles stretching from the North Fork of the St. Lucie River west past the Florida Turnpike. That size is exactly why "Port St. Lucie" on its own tells you very little. Where you buy here changes your commute, your HOA situation, your flood zone, your property taxes and what your money buys by a wide margin.
This guide is organized the way the City itself organizes the community. Port St. Lucie's Comprehensive Plan divides the city into 32 official neighborhood focus areas, and those are listed below along with the master-planned communities, zip codes and price ranges most buyers actually search by. If you are trying to narrow things down, start with the area that fits your commute, then drill into the individual communities inside it.
Three different layers get used interchangeably around here, and confusing them is the single most common thing that trips up buyers moving in from out of the area:
Grouped by general location. Neighborhoods with a live area page are linked; the rest are covered in the community pages inside them.
Generally 34983 and the northern edge of 34952 — the oldest built-out part of the city, closest to Fort Pierce, US-1 and the river. Mature trees, larger lots, mostly no HOA.
Largely 34983 and 34984, along the Floresta Drive and Port St. Lucie Boulevard corridors. Convenient to the hospital, the Civic Center and both I-95 interchanges.
34952 and southern 34984, toward the North Fork of the St. Lucie River. This is where the waterfront and ocean-access homes are, along with some of the city's best value.
Mostly 34953 — the fastest-growing side of the city, west toward Becker Road and the Turnpike. Newer construction, more HOA communities and most of the city's new-build inventory.
34986 and 34987, west of I-95. Master-planned, amenity-heavy and home to most of the area's gated and 55+ communities.
These are the large developments most buyers name when they call. Each sits inside one of the neighborhoods above.

The City of Port St. Lucie's Comprehensive Plan divides the community into 32 official neighborhood focus areas. Separately, the city contains several hundred named subdivisions and master-planned communities, which sit inside those 32 areas.
It depends more on commute and budget than on any single area. Families looking for newer homes and amenities tend to focus on Sawgrass Lakes, Newport Isles and Tradition, while those who want larger lots and no HOA often land in the older northern and southeastern neighborhoods.
Almost all of Port St. Lucie's active-adult communities are in the western part of the city, in the 34986 and 34987 zip codes — Tradition, PGA Verano and Riverland in particular.
No. A large share of the city was platted as individual lots with no homeowners association, especially in the older neighborhoods east of I-95. Gated and HOA communities are concentrated in the west and in the newer southern developments.
St. Lucie West is a master-planned community inside the City of Port St. Lucie, in the 34986 zip code. It is not a separate city, though it is often listed separately in the MLS.
Every one of these neighborhoods prices differently, and the right one for you depends on details a search filter will not surface. Let's talk through it.
