Most houses in Port St. Lucie are built of concrete block and stucco, known locally as CBS. Wood-frame homes are the minority, and buyers often have questions about them: are they safe in a hurricane, do they cost more to insure, and what about termites?
The feed above shows Port St. Lucie listings recorded as frame construction. This page covers how frame compares with CBS, what it means for insurance and inspections, and the kind of buyer a frame home suits well.
| CBS (concrete block and stucco) | Exterior walls of concrete block, filled and reinforced at intervals, finished with stucco. The standard for Port St. Lucie single-family homes for decades. |
|---|---|
| Wood frame | Exterior walls of wood studs with sheathing, finished with siding or stucco over lath. Common across much of the country; less common in South Florida but built here too, including some two-story homes and additions. |
| Mixed construction | Many two-story homes use block on the first floor and frame on the second. Additions to CBS homes are also often frame. |
A frame home finished in stucco can look identical to a CBS house from the street. The property record, the inspection and a knock on the wall will tell you which you have.
What decides how a house performs in a hurricane is less the wall material than how the whole structure is tied together: the roof deck attachment, the roof-to-wall connections, the opening protection on windows and doors, and the building code the home was built under. A well-built frame home under modern Florida code can outperform an older block home with an original roof and no shutters.
That is why a wind mitigation inspection matters on any home, and especially a frame one. It documents the features that insurers credit, and it tells you where the house could be strengthened.
Insurers do rate construction type, and some carriers price frame homes differently from masonry homes or have tighter underwriting for them. How much it matters depends on the carrier, the age of the home, the roof and the wind mitigation features. My advice:
I do not publish premium figures because they change quickly, but I can connect you with local agents who write frame homes regularly.
Florida has both subterranean and drywood termites, and while they can damage the wood in any house — including the roof framing of a CBS home — a frame home has more wood to protect. Before buying:
I can line up the WDO inspection, wind mitigation report and insurance quotes inside your inspection period so you know the real cost before you commit.

Frame homes can sell at a lower price than comparable block homes because some buyers filter them out. For a buyer comfortable with the maintenance and the insurance homework, that can be an opportunity. Frame homes are also easier to remodel — moving an interior wall or adding a window is simpler than cutting block. Financing is the same as for any home; FHA, VA and conventional loans all work, subject to the usual condition standards.
If you would rather stick with masonry, the CBS homes page filters for concrete block construction only.
A home whose exterior walls are built of wood studs and sheathing rather than concrete block. It may be finished with siding or with stucco that makes it look like a block home.
A frame home built to modern Florida code with good roof attachment and opening protection can perform well. How the structure is tied together matters more than the wall material alone.
It can be, depending on the carrier, age, roof and wind mitigation features. Get quotes from more than one carrier during your inspection period.
Check the property record and the listing details, and ask the inspector to confirm. A stucco finish can hide either type of construction.
Yes. A wood-destroying organism inspection is strongly recommended on any Florida home and is especially important on a frame home. Lenders often require it.
Yes. Construction type does not disqualify a home. The property still has to meet the program's condition standards.
