What to Know Before You Buy

Most land for sale in St. Lucie County falls into three groups:

  • Port St. Lucie platted lots. The city was laid out in numbered sections in the 1950s-70s, so thousands of single-family lots (usually about a quarter acre) sit on paved streets with city water and sewer nearby. This is where most of the county’s lot sales happen.
  • Fort Pierce and unincorporated land. Larger parcels, agricultural land and rural lots, often with well and septic instead of city utilities.
  • Community lots. Lots inside gated or golf communities such as Tesoro, where an HOA sets building rules.

Zoning, utilities, flood zone and impact fees change from one parcel to the next, so check them before you make an offer. We can pull the parcel details and recent nearby land sales for any listing.

Most listings are platted single-family lots in Port St. Lucie, especially in the 34953 zip code. Larger acreage is more common around Fort Pierce and the western county.

Can I build on any vacant lot in St. Lucie County?

Not always. Check zoning, utilities, flood zone, wetlands and any HOA rules before you buy. The city or county building department can confirm what a parcel allows.
