New construction in Stuart has picked up. More than 550 brand-new homes have closed in the Stuart MLS since 2023, almost all of them in gated communities in south Stuart (zip 34997). About half are single-family homes and half are townhomes, from national builders including D.R. Horton, Pulte, K. Hovnanian, Meritage, Kolter and Ryan Homes.
New condos are a different story. Very few have been built in Stuart in decades, and Martin County's four-story height limit keeps it that way. This page covers where Stuart's new homes are, who is building them, and what to know before you buy from a builder. The live listings below update automatically from the MLS.

Some of these communities are already sold out by the builder, and homes there now come up as resales. Others are still selling new homes. Builders open and close phases often, so call us for the current status of any community before you visit.
Edgewater Pointe was the busiest community in all of Stuart over the last three years, and Salerno Reserve was close behind. For the rest of south Stuart, including older neighborhoods and golf communities, see Stuart homes for sale.
You can bring your own agent to a builder's sales office. We represent you, not the builder.

Looking for a new 55+ community or a bigger master-planned community? Port St. Lucie has far more of both. See new construction homes in Port St. Lucie.
Very few. Most Stuart condos were built in the 1970s and 1980s, and Martin County's four-story height limit makes new condo buildings rare. If you want something new with low maintenance, a new townhome is usually the closest match in Stuart. Several of the communities above are townhome communities, and their HOA covers much of the outside maintenance. If you prefer a condo, see Stuart condos for sale, including updated units in established buildings.
| Topic | What to check |
|---|---|
| Your own agent | Register your agent on your first visit to the sales office. The builder's salesperson works for the builder. |
| Base price vs. final price | Lot premiums, upgrades and options can add a lot to the base price. Get the full itemized price in writing. |
| Builder incentives | Incentives are often tied to using the builder's own lender. Compare the total cost with an outside lender before you choose. |
| HOA fees | Ask what the HOA covers and whether fees are expected to change once the builder turns the association over to owners. |
| Completion date | Ask how firm the completion date is and what happens if it slips, especially if your rate lock has a deadline. |
| Inspections and warranty | Get an independent inspection before drywall and before closing, and read what the builder's warranty covers. |
