For condos, the largest communities at this price are Vista Pines, Cedar Pointe, Kingswood, Vista del Lago, South River Village and Miles Grant, all 55+, plus all-ages units at King Mountain in Monterey Yacht & Country Club and Conquistador.
For townhomes and villas, look at Emerald Lakes and River Pines, both all ages. For houses, the best odds are the older no-HOA streets in Dixie Park, Coral Gardens, Hibiscus Park, Golden Gate and Port Salerno. For a condo or townhome, ask for the association budget, the latest financials and any planned special assessments. For buildings three stories and taller, Florida requires a milestone inspection and a structural reserve study, so ask for the most recent of each, and check the rules on age, pets, rentals and buyer approval. For an older house, ask the roof age, whether the home is on septic or sewer, and get a 4-point and wind mitigation inspection so you can price insurance before your inspection period ends.
