It still has a working waterfront, with commercial fishing docks, boatyards and marinas, next to waterfront restaurants and a boardwalk. What Sells in Port Salerno

Most homes here are 3-bedroom single-family houses, and about half of all buyers paid cash. The mix is wider than most of Stuart, though. On the same few square miles you will find 1950s-1980s concrete-block houses with no HOA and room for a boat, condos and townhomes on the water, a 55+ golf community, and new gated construction.

Because so many homes are older and have no association, Port Salerno is one of the better parts of Stuart for buyers who want to keep a boat or trailer at home. No HOA dues also means there are no dues counted in your debt-to-income ratio when you finance, which can help you qualify for more house. County code still applies.

Condos and homes on Manatee Pocket and its creeks, including Hanson's Landing, Schooner Oaks, Port Manatee, Manatee Cove, Mariner Cay and the Rocky Point neighborhoods.

Golf, 55+ and planned communities

Miles Grant, a 55+ community, plus Country Club Cove, Fishermans Cove and Cove Place.

South Stuart next door

Just west and south are Golden Gate, Coral Gardens, Hibiscus Park and Dixie Park (older, mostly no HOA), and gated golf communities such as Mariner Sands, Willoughby, Summerfield and the Yacht & Country Club of Stuart.

Manatee Pocket & Boating

Manatee Pocket is the reason many buyers look here. It is a protected harbor that runs from Port Salerno toward the St. Lucie Inlet, so boats in the Pocket are close to the ocean. Marinas and parks on the Pocket host sport fishing tournaments, and a working fishing fleet still unloads here.

A boardwalk runs from the Port Salerno Civic Center past the waterfront restaurants, and the Fish House Art Center has working artist studios. Restaurants you can reach by boat include Shrimpers Grill & Raw Bar, Manatee Island Bar & Grill and The Twisted Tuna. Jonathan Dickinson State Park is a short drive south.

Roof and insurance Older roofs can make insurance harder to get. Ask for the roof age and get 4-point and wind mitigation inspections.
Septic or sewer Some older homes are on septic. Confirm which the home has and the condition of the system.
Storm protection Check for impact windows and doors or shutters.
Redevelopment rules Parts of Port Salerno are in a Martin County Community Redevelopment Area (CRA). Check zoning before planning an addition, a guest unit or a business use.
HOA or not Next-door streets can differ. Confirm whether a home has an HOA or condo association and what the rules are on boats, rentals and pets.
