Kingsmill is a small, gated neighborhood of single-family golf homes inside PGA Village in Port St. Lucie (34986). The homes along One Putt Place and First Tee Road were built around 2000 to 2003, mostly concrete block with tile roofs, and many back onto PGA Golf Club fairways or a lake. The neighborhood association covers lawn care and cable, which is a big reason Kingsmill appeals to seasonal and lock-and-leave owners.
The listing feed above shows current PGA Village homes on the MLS, including any Kingsmill listings. Below it: what the homes are like, what an early-2000s house needs now, and how the dues and amenities work.

Kingsmill homes are one-story CBS plans with open family rooms, split bedrooms and a covered or screened lanai, most on lots of about a fifth of an acre. Many plans include a den or office, which matters if you work from home part of the year. Golf and lake lots carry a premium over interior lots, and condition varies widely: some homes have had complete makeovers with new floors, kitchens and pool finishes, while others are close to original.
Because the homes are similar in size and age, the price gap between two Kingsmill listings usually comes down to three things: the view, the roof, and the kitchen and baths. I line up each listing against recent Kingsmill and PGA Village sales on those points so you can see what you are paying for.
Kingsmill homes are now more than 20 years old, which puts a few big items on the calendar:
| Roof | Original tile roofs are at or past the age insurers question. Ask for the permit date of any replacement. |
| Windows | Original windows are usually not impact rated. Shutters or impact glass change the wind mitigation credits. |
| A/C | Check the age plate; many systems are on their second or third replacement. |
| Pool | Look at the surface, equipment and screen enclosure. |
| Insurance | Many carriers want a four-point and a wind mitigation inspection on homes this age. |
Kingsmill owners belong to their own neighborhood association and to the PGA Village property owners association. The Kingsmill dues cover grounds maintenance, cable TV, security and common areas, so compare them with what you would otherwise pay for lawn service and TV, not with zero. As a loan officer, I also point out that association dues count in your debt-to-income ratio, so I build them into your payment before you make an offer.
The Island Club is the PGA Village social center, with a resort pool, fitness center, tennis, pickleball and basketball courts, a library and a ballroom for clubs and events. Golf is separate and optional: the PGA Golf Club's Wanamaker, Ryder and Dye courses, its short course and its learning center are open to members and the public. Parts of PGA Village fall within a community development district, so check the tax bill for assessments, and ask me for the current lease rules if you plan to rent the home.
